Dawson County Georgia continues to exceed expectations. In the past few months Publix, Super Krogers, Marshalls, Petco, Panera Bread, and other stores have just opened.
Growth is coming this way but housing remains affordable.

Recently we had the pleasure of listening to Dr Damon Gibbs, Superintendent of the Dawson County School System, talk about the changes that are occurring in his system.
Some Facts:

In the end do they follow up with their local government or do they write the check and give up?
Recently one of our clients went to our local government to discuss his home valuation. In the end he received a 13.5% reduction in his annual taxes.
Our client took the time to tell us what he did to prepare for his meeting, as well as, giving us some tips to pass along.

A lot of changes are going on in North Georgia. Growth is coming our way!
One big change has to do with the construction of a Continuous Flow Intersection at GA53 & GA400.
This type of intersection is very unique and will take motorist some time to get used to it.

It is the day after halloween and the weather is crummy
We just took down the Halloween directions, took the rest of our kids halloween candy (he will never miss it?), turned the clocks back, and we are beginning to talk about Thanksgiving.
We had 5 showings today, are working with three active buyers, and have over $1.4 million dollars in closings in the next 30 days!
It must be a bad time to list your home?

My thoughts on this blog center around a Time Magazine article entitled "The Joy of Less" by Josh Sanburn. This article appeared in the March 23rd issue.
The article hit home with the accumulation of "stuff" that the average homeowner has and how it affects them when it comes to selling their home.

The first quarter of 2012 started more positive than this time last year. However as the year progressed we are starting to see a return to the same pattern that has “haunted” us for the last three years.
A lot of lookers as spring started early in the south
A group of new lookers filled with excitement
Sellers who have decided to make a move
As April ends we are returning to the same cycle.

Yes communications is still a basic in the real estate world!
This is another lesson learned from dealing directly with clients.
Our sellers had asked us to lower the price of their home. Months later we received our FIRST offer! After submitting this offer to our seller we were met with a less than enthusiastic response! Our seller was not coming down off of his price! Matter of fact he had a change of strategy and would be taking the home off of the market!
This was a big breakdown in communications!

We have been busy the last week with multiple buyers looking for the "deal"!
This group of buyers are looking in two upper end neighborhoods that include golf and boating.
We took these potential buyers into foreclosures, short sales, and traditional resales.
Here is what we found:
Some clients want a home because it says foreclosure or short sale regardless Some of our clients looked at foreclosure homes with "resale criteria". I am not writing this blog to appear on the arrogant side. Rather I wanted to briefly explain why The Wells Team had a great year in a tough real estate market.
There are two reasons:
HARD WORK
In our opinion we outworked our competition. How? 24/7 availability! With a team of two agents and one admin assistant, a phone call or an email was answered quickly.
Doing the extra services that differentiate us from the rest. We have stored furniture, painted doors, replaced lights, painted, located contractors, and done other things to assist our clients.
