Dawson County Georgia continues to exceed expectations. In the past few months Publix, Super Krogers, Marshalls, Petco, Panera Bread, and other stores have just opened.
Growth is coming this way but housing remains affordable.

A lot of changes are going on in North Georgia. Growth is coming our way!
One big change has to do with the construction of a Continuous Flow Intersection at GA53 & GA400.
This type of intersection is very unique and will take motorist some time to get used to it.

On October 3rd changes were made in the mortgage system. These changes were made to help the consumer have a better experience and make the cost more clear.
As a result the process has lengthened.
For example: Once you confirm receipt of the closing document (CD), the closing can take place 3 days later.
What do the changes mean to our buyers and sellers?
For our sellers:
Expect to see longer financing and appraisal contingencies. We are also expecting a longer time period before we close. For our buyers:

Just completed a three hour class taught by Monte Smith of Advanta IRA.
I have had limited experience with the use of IRA's for real estate investing.
After taking this class I believe this type of investing, for the real estate investor, is worth exploring.

"Yeah but.....Yeah but...."
The most common response when I discuss the pricing of a home with a new client.
Other comments include:
"I need some wiggle room so lets price it higher"
"Let them make me an offer"
This is the most concise chart I have found yet that discusses the importance of pricing your home properly. The chart is 3Q sales for Forsyth County Georgia. In case you did not know, Forsyth County is one of the most affluent counties in Georgia. It is also experiencing a building boom. I would like to know if the title of this blog is a credible question?
I propose this question because I have been blessed to live in just such a neighborhood for the past 13 years. My neighborhood is one of two communities on Lake Lanier Georgia that also has a golf course. Besides Lighted Tennis Courts, Olympic Swimming Pool, Clubhouse, Pavilion, Hiking Trails, and Playground, I can boast that I have a golf course and a marina on the premises.
In other words my neighborhood represents a lifestyle!
