Short sales are not for everyone.  Some buyers just don't have the time as they are governed by another deadline (lease expiration, new job, etc.).  Some buyers are may have no patience left if they have been searching for a home for a long time.  And some may not have the fortitude to deal with the stress that goes along with buying a short sale property.  The blog below explains whey all three are important!

Everything's coming up Roses in Canton Massachusetts because the Canton High Drama Club will present "Gypsy" this weekend, November 19 & 20, 2010 at Morse Auditorium.  "Gypsy" is a musical based on the memoirs of Gypsy Rose Lee, the famous striptease dancer.  The show is the culmination of months of rehearsal that started right after school opened in September.  Canton High Drama always puts on excellent productions and this year is shaping up to be no different.

Yesterday I was "fortunate" enough to attend an informative continuing education class that reinforced all the environmental perils of buying and owning a home.  While the class caused me quite a bit of anxiety and sleeplessness, I decided it was best to use that pent-up energy to blog about what I learned (better than putting my own house on the market and looking for a new line of work at least!).

Buyers often wonder if they need representation when purchasing a home.  The story described in the blog below clearly illustrates what can happen when buyers don't have representation. 
An Exclusive Buyer Agent solely represents the interests of the buyer and will negotiate the best purchase price possible for his/her client.  A good buyer agent knows his or her market area and knows the values in the various neighborhoods.  Furthermore, a buyer agent will research sold comparables to determine what the home is worth so that the client will not overpay.

Even in this market, buyers may need to compromise. Most buyers come to me or any other agent with their wish list. This list usually has many items on it, maybe a particular community, square footage, number of bedrooms, number of bathrooms, proximity to highways or transportation, type of house, amenities. Some buyers have shorter lists and others have longer ones, but there are usually several items on the list. The difficult part comes in when the available inventory have some but not all of the items on the list. At that point, buyers just might need to compromise.
