Consumers love their warranties. Computer acting up? Good thing you bought that extended protection plan. Car smoking like the Cheech and Chong van? That's what the bumper to bumper warranty is for. So when buyers start searching for homes, that one year home warranty is total peace of mind, right? If we have the "platinum plan" service agreement isn't a home inspection wasted money? Before you cancel that professional home inspection let's examine some limitations to most warranty plans. 1) Pre-existing damage is usually not covered-- Your dream home (7 comments)
Buyers continue to brave oppressive heat to snag a "hot" Pineville housing deal. With continued low interest rates (think under 3.75%), buying continues to be more attractive than renting. Let's examine how the Pineville La housing market is fairing this summer... Active homes on the market Currently there are 104 single family homes for sale in greater Pineville LA. With an average listing price of 148,897 these properties offer great bang for the buck. At this price point consumers can command three bedrooms, 2 baths, and a nice lot. Want more land? Later this month Bayou Properties Realty will order another batch of signs. Frankly the listing rush has caught me off guard and I should have ordered some reserves earlier in the year. Oh well, if we must have problems... At my old firm we used the mac-daddy signs. You know, the ones that had to be disassembled in order to fit in a Jeep. When we opened our shop last year, I grudgingly agreed to use the smaller signs. Frankly the smaller ones make life easy. Slap one in the back seat and off to listing land we go! And (12 comments)
"You told me the inspector was a pro, but you failed to mention that his report is 44 pages long. What the heck am I suppose to do with this"? Nothing will deflate a buyer faster than a giant inspection report. After all, could anything positive come from a report that resembles a Lord of The Rings novel? Relax, inspection reports are long because, well they need to be. Let's take a look at how to approach an inspection report... 1) Collect more information if needed-- Got a question for the inspector? Don't be afraid to call him/her. Sometimes a (20 comments)
My biggest concern en route to the home tour centered on copper. With the price of said metal through the roof, it is common in foreclosures to find all the copper stripped from the outside air condenser. When this happens the "lucky" buyer gets to purchase a new outside a/c unit. Little did I know that the "crystal" was about to steal the show... All along the interior were small, brown numbered frames. About the size of an old Polaroid picture, each frame highlighted a small, almost invisible smudge. Though the bulk were on the wall, here and there these (2 comments)
The week started out with a roar. Actually more of an Exorcist-like purge of the stomach. In addition to breakfast, most of my work week went down the toilet as well. Though I admire folks who can work sick, sadly that's above my pay grade. According to my wife I did show properties Tuesday night. Though I have no memory of which houses or clients I might have worked with. On Wednesday I snuck into the office to file some critical paperwork for a short sale. I probably should call that asset manager soon. The Lord only knows what (5 comments)
Scheduling a home tour is more art than science. When multiple showings are on today's list it is sometimes difficult to predict exactly when the buyer will arrive. Think of it this way, a buyer lingers 5 minutes more than allotted at four homes. This will put the caravan twenty minutes late for the final property. As such, agents often leave a little flexibility in the schedule to account for delays. Just one more bit of fun in real estate world. But sometimes sellers get tricky... My first showing was set for 3pm. I arrived a few minutes early to (5 comments)
