Annapolis, MD, (June 13, 2019) - Residential home prices climbed in May compared to the same period in 2018, according to housing statistics released by Maryland REALTORS®. Average home prices rose by 4.1 percent while the median price increased by 4.2 percent as compared to the same time in 2018. "The units pending (units under contract) jumped to 10,108 from 8,571 in 2018, while active inventory decreased from 3.5 months in 2018 to at 3.1 months in 2019", continued Tobin. Maryland's Residential Housing Market Remains Steady (Annapolis, MD) ~February 4, 2019 In 2018, average & median sale prices in Maryland climbed, according to the Maryland REALTORS®. Twenty-one of the states 24 jurisdictions posted gains in average sale prices ranging from 0.6 to 12 percent in 2018, as compared to 2017. The average sale price in 2018 was $336,866 compared to $325,559 in 2017. While median prices statewide rose by 4.0 percent to $293,930 for a second straight year. Despite what many people may believe, the large majority of homes are not sold directly by the listing agent. Too many agents take for granite that the general public knows how the listing and selling of property process happens. According to NAR, statistics show the listing agent has a 25% or less chance of selling their own listing and usually it is another real estate agent who brings the buyer. While this may be surprising to many, it is not unusual, it's how the real estate business works.

This Monday night at 10 PM HGTV will air House Hunters following a young couple in search of their second home. Veterans of the show the Seifarth's were on the show as they purchased their first home in downtown Frederick. Drew Mackintosh is featured as the Buyer's REALTOR as they find their new home in Urbana. Did you know some Cities have building height restrictions? The best known one is in Washington DC where there is a municipal code that no building in the actual District may rise higher in elevation than the Capitol building. In 1899 by an act of Congress passed the "Height of Buildings Act". The Washington monument is much taller, however it is a monument and there are some slightly different rules that apply. It also sits at a lower elevation down the hill and closer to the Potomac flood plain than the Capitol, which sits atop the high point in the District. (3 comments)

Habitat for Humanity ReStores are nonprofit home improvement stores and donation centers that sell new and gently used furniture, appliances, home accessories, building materials and more to the public at a fraction of the retail price. ReStores are independently owned and operated by local Habitat for Humanity organizations. Proceeds are used to build homes, community, and hope locally and around the world. In each store you will find unique items and great deals. I have visited several stores in different cities and found fantastic deals on furniture , art work and building supplies.

Current interest rates are the lowest they have been since the spring of 2013. It was recently announced that FHA loan fees will be significantly reduced along with easing of some of the stringent regulations to qualify for a loan. NOW really is the best time to buy a home, real estate professionals say it all the time , but the stars really have aligned in the favor of the homebuyer if they take action. An interest rate increase of just a small percentage could diminish ones buying power and the monthly savings they would gain in buying today versus down the road. (see graph)
