realtors: Kudos Time - One Stop Shopping - 05/07/10 05:00 AM
The debate rages on in real estate, does the consumer want one stop shopping? I think some valid arguments can be made to support either side of the argument. However, on a beautiful Friday morning, I just received a kudos letter for my team here at CB Leesburg. Always a great way to finish the work week. The neat thing about this deal, it was the perfect storm of one stop shopping. The buyer agent was matched up with the client through our relocation services, the seller was represented by a fellow CB Leesburg agent. The home was protected by an … (0 comments)

realtors: Spring in Swing - 04/09/10 01:08 AM
Wow, the spring market is really in full swing (as evidence by the gap between blog posts). Lots of exciting stuff taking place. This Monday, several members of the CB Leesburg team mingled with Coldwell Banker's elite agents in Washington DC as we watched the Phillies take it to our hometown Nationals on opening day. What a way to spend the day, blue skies, warm weather, five luxury boxes filled with CB staff and leadership hosting our 2009 award winners. Today we continue the celebration locally, as we enjoy a recognition lunch for our CB Leesburg team at Clyde's in Ashburn. … (0 comments)

realtors: CB Leesburg Charity Skate Night - 02/10/10 02:05 AM
So it has been a while since our last blog posting, but we now have the standard default excuse in Northern Virginia that we've been snowed in again. While the best the local TW stations could come up with was "Super Storm 2010." I think my new favorite is "Snow-verkill." In the spirit of winter fun, CB Leesburg is at it again. This time we are preparing to host the 1st Annual CB Leesburg Charity Skate Event. CB Leesburg is teaming up with the Ashburn Ice House, as well as several other great sponsors to host this exciting afternoon of family … (0 comments)

realtors: Coaching - The Story of Me - 10/08/09 01:32 AM
Yesterday at CB Leesburg we had one of the best working sessions we've ever had. Top Producing agent, Patrick "Red" McCabe lead the first in a series of coaching sessions titled, "The Story of Me." The session proved to be very inspiring and motivational, while focusing on our core values and competencies as Realtors. Three simple questions provided over an hour of active and insightful dialogue among the group. It was just this simple . . .Why are you here? What is the story you hold about yourself? What is my goal? What a great session and special thanks to Patrick for leading the event. … (0 comments)

realtors: Certified Distressed Property Experts - 09/24/09 07:30 AM

LOCAL REALTORS EARN PRESTIGIOUS DESIGNATION TO HELPHOMEOWNERS IN DANGER OF FORECLOSURELeslie Wilson and Shannon Lauterstein of Coldwell Banker Residential Brokerage in Leesburg earned the prestigious Certified Distressed Property Expert (CDPE) designation, having completed extensive training in foreclosure avoidance and short sales. This is invaluable expertise to offer at a time when the area is ravaged by "distressed" homes in the foreclosure process.Short sales allow the cash-strapped seller to repay the mortgage at the price that the home sells for, even though it is lower than what is owed on the property. With declining property values, this can save many … (0 comments)

realtors: 2nd Annual CB Leesburg Office BBQ - 08/24/09 01:36 AM
On Friday, August 21st we held the 2nd Annual CB Leesburg Office BBQ at Brian's house. Last year we faced our typical late summer Northern Virginia heat and sun. This year we had the beach tent up for an entirely different reason, to keep the grill dry. The evening started off warm and sunny, but quickly turned to wind and rain. However, the inclement weather didn't slow the party down at all. The portable beach tent kept the grill dry and the big men helped keep the wind from blowing the shelter away. This is one of my favorite office events … (0 comments)

realtors: Strong Summer - 07/30/09 01:23 AM
Back from vacation this past week and the current week is almost over. It has been a great week here at CB Leesburg.Highlights include some great educational events. Early in the week Rusty Markland of Superior Termite conducted a very eye opening workshop on wood destroying insects. Thanks to Rusty, our team has a much better understanding of the risks and pitfalls than most agents in the business. Yesterday, our very own Stacy McKone with Mid Atlantic Title lead a great continuing education class focused on "The Settlement Process." In the current real estate market it's very important to stay on … (0 comments)

realtors: Summer is Here - 07/07/09 01:03 AM
It's funny, while thoughts this time of year are clearly focused on sunshine, family, swimming, the beach, and probably 50 other things that trump real estate sales, CB Leesburg is quietly doing some good things.I'm excited that our sales activity continues to outpace the market, as well as some of our key local competitors. Homes are selling quickly, with multiple contracts, and often above list price. We have seen some terrific activity in the past 4 months. Each month we have either filled or run out of room on our sales activity board. Talk about a fun problem to have. In … (0 comments)

realtors: Foreclosure Warning - 07/01/09 03:26 AM
While I usually prefer to blog about good stuff, like how we ran out of room on our sales board again (which we did for the 3rd straight month). However, this time around I wanted to share a word of warning that I just heard this morning and can have significant impact to a buyer's bottom line. The latest curve some banks are throwing us is that they are saying financing charges are not considered "closing costs" so they won't pay them even if they agreed to cover the total closing cost.In one case they agreed to pay $9000 in closing costs … (0 comments)

realtors: Busy, Busy - 05/29/09 05:56 AM
It has been very busy times here at CB Leesburg over the past several weeks. I'm not sure where to begin.I guess I'll start with the return of the "new and improved" Joe Boddicker. We are delighted to welcome Joe Boddicker back to CB Leesburg. Joe is a true professional and among the most highly respected agents in Loudoun County. I say "new and improved" because joining Joe in the move to CB Leesburg is Sheri Gershen. Together they make up Strategic Real Estate Investments. Sheri's advanced technical skills, high level of organization, and direct & professional demeanor are a perfect … (0 comments)

realtors: Congratulations to All - 05/07/09 07:05 AM
This has been an exciting week at the office. This morning was the 2009 "Wake Up Call" event at the Marriott in Falls Church. We're nearing the half way point for 2009 and this event served as a great reminder to finish the year strong. Speaking of finishing strong, recent sales activity in our office has been among the best we've seen in our office in recent months. For the month of April we actually ran out of space on our sales board. Listing activity was very strong as well.Leading the charge in the month of April were our 3 in … (0 comments)

realtors: Town Hall Meeting - 04/06/09 08:48 AM
Well, spring is here and things are heating up. February and March have proved to be two of the most active months our office has seen in real estate over the last few years. I hope these are signs of good things to come. It has also been exciting to see our parent company and franchise ownership in the news recently for good things.
First, our franchise, NRT LLC was again ranked as No. 1 Residential Real Estate Brokerage Company by REAL Trends for the 12th Consecutive Year. NRT has earned the top spot nationwide for both closed sales volume and … (0 comments)

realtors: CB Blue Goes Green Bags - 03/16/09 01:04 AM
Interesting thing happened to me this morning. I stopped in the Giant Food stores across the street from our office this morning to pick up a couple of frozen lunches to throw in the freezer at work. I was scanning away at the self check out register when a staff member came over to bag my groceries. I asked her to hang on a second as I had my reusable CB Blue Goes Green shopping bag.Upon giving her the reusable bag to fill, she asked me if I knew how to get my discount. I did not. Wasn't quite sure what … (0 comments)

realtors: Community Support - 03/12/09 07:06 AM
I just wanted to do a quick follow up to my last post about Harvest for the Hungry. I just have two things to say, "Wow" and Thank You!" This year's food drive for Loudoun Interfaith has been a huge success. Our lobby is full of food, the turn out and support have been great. We are even witnessing other local organizations embracing our cause. Nine News called us the other day to do a feature about the food drive. Yesterday, a person from a local Scouting Troop came in to drop off donations after they read about the drive in … (0 comments)

realtors: Harvest for the Hungry - 02/27/09 07:18 AM
Every once in a while we get to display that we go beyond selling homes to support our community. CB Leesburg once again hosts our annual Harvest for the Hungry food drive to help the Loudoun Interfaith Relief Food Bank.
One in six children in Northern Virginia are at risk of not being fed dinner at home. Help us put a stop to hunger in Loudoun County. While all donations are welcome, Loudoun Interfaith is in need of canned foods, including fish, chicken, fruit, and vegetables. Cereal, 100% fruit juices, peanut butter, and hygiene products (diapers, toilet/tissue paper, plasticware) are in … (0 comments)

realtors: Tools in Motion - 01/14/09 04:21 AM
The New Year is up and running very quickly. My week started with a Chamber of Commerce breakfast. It was the annual Loudoun County Supervisors briefing. Needless to say, lots of interesting information. I was glad to hear that the One Loudoun project is pushing ahead despite the soft economy. They plan to break ground on vertical construction in fall of '09. Not so exciting was learning that the county has a $200 million budgeting shortfall and that the county relies on real estate taxes for nearly 70% of revenues. Yesterday we had an interactive session here at the office with … (0 comments)

realtors: Activity Picking Up - 12/30/08 07:49 AM
Well the year is almost to a close. I must admit that I am delighted to see things have stayed busy in our office during the holiday season. Typically, real estate offices tend to be ghost towns during the final two weeks of December. This has not been the case here at CB Leesburg. The office has been buzzing. Attendance at recent trainings has actually been great. This morning I received an email from one of our newest agents, Karen. She was unable to attend this morning's training, but here is what she said, "Sorry I missed the training this morning. … (0 comments)

realtors: Events, Events, and More Events - 12/15/08 12:29 AM
As the year comes to a close, it has been a hectic and busy December. Just this past week we had 6 consecutive days with training events and workshops, straight through the weekend, capped off by our annual office Holiday Party at Wendy Cain's home in Hamilton. Monday morning was our weekly productivity session. Tuesday Maureen Dabkowski lead a workshop on working with Expired Listings. Wednesday's action workshop focused on business planning for 2009. Thursday, Harry Yazbek with our title partner Mid-Atlantic Title taught a free CE class on title insurance. Friday's tool time session focused on Toolkit. Toolkit is a … (0 comments)
