calgary real estate: Calgary Homes Sell Near Asking — But Where Did the Price Start? - 09/22/26 09:17 AM

Sale-to-list price is one of those real estate statistics that sounds more straightforward than it actually is.
If a Calgary home sells for 98% of asking price, the natural interpretation is that the seller came down about 2%.
But what if the asking price had already been reduced?
I analyzed 20,928 Calgary residential sales that closed between Sept. 1, 2025 and Aug. 31, 2026.
The median sale price was 97.83% of the final asking price.
But 7,160 of those listings — 34.2% — had reduced their asking price before they sold.
For the price-reduced group, the median property ultimately sold for:
97.35% of the final asking price
but only
93.02% … (2 comments)

calgary real estate: Calgary Detached: Why “Balanced” isn't the Full Story in July 2026 - 08/10/26 01:39 PM

Calgary’s detached housing market remained in balanced territory in July 2026, but looking only at the city-wide classification misses some important changes occurring underneath the headline numbers.
Official CREB® statistics for July recorded a detached benchmark price of $743,900, down 1.87% from July 2025.
Sales totalled 1,012, a modest 1.65% year-over-year decline. New Listings fell more substantially, declining 9.54% to 1,707, while Inventory declined 4.55% to 2,939.
That resulted in 2.90 months of supply and kept the overall Calgary detached market within the Balanced Market range.
But the price-range and district numbers tell a much more complicated story.

calgary real estate: I Expected Newer Calgary Homes to Resell Better. The Data Didn't - 06/19/26 04:39 PM

One of the most common assumptions I hear from buyers is that newer homes are automatically easier to resell.
The reasoning seems straightforward.
Newer homes typically offer modern layouts, updated finishes, improved energy efficiency and fewer immediate maintenance concerns. If a home is newer, it should attract more buyers and be easier to sell when the time comes to move.
Recently, I decided to test that assumption using Calgary MLS® listing data.
Rather than looking only at completed sales, I analyzed successful and unsuccessful listing outcomes during the 12-month period ending May 31, 2026. Sold and Pending listings were treated as successful outcomes, while Expired, … (3 comments)

calgary real estate: Why Some Calgary Apartment Condos Are Harder to Resell in 2026 - 04/30/26 09:24 AM

If you’re buying a condo in Calgary, most of the focus tends to be on price, layout, and location.
What often gets overlooked is how that unit will perform when it comes time to sell.
In apartment-style condo buildings, resale performance is rarely random. It is driven by how buyers compare similar units, how much inventory is on the market, and how the building itself is perceived.
In some segments right now, inventory is sitting around 4–5 months, which increases competition and makes pricing more sensitive.
I put together a full breakdown of the factors that consistently affect resale:

calgary real estate: Do Calgary Home Prices Follow Oil? A 10-Year Data Analysis - 04/22/26 07:59 AM

It’s a common assumption in Calgary real estate that home prices follow oil.
To better understand this relationship, I analyzed 10 years of data comparing Western Canadian Select (WCS) oil prices with Calgary’s total residential benchmark price from CREB®.
The results show that while there is a clear long-term relationship between oil and housing, it is not predictive in the way many expect. Turning points tend to align, but short-term movements and lag effects are far less consistent.
This has practical implications for both buyers and sellers. Relying on oil prices alone to time the market can be misleading—local supply, demand, and financing conditions … (1 comments)

calgary real estate: Calgary Home Ownership: Condos(Conventional vs Bareland) vs Freehold - 03/19/26 08:41 AM

One of the most common points of confusion for people exploring Calgary real estate is the difference between property type and ownership structure.
Many buyers begin their search looking for a townhouse, detached home, or apartment. But what they soon discover is that these property types can exist under different ownership models, each with its own implications for maintenance responsibilities, fees, and governance.
In Calgary, residential properties typically fall into three main ownership categories:
Conventional condominiums Bareland condominiums Freehold homes Understanding the differences between these structures can make it much easier to narrow your search and evaluate listings with confidence.
Conventional CondominiumsWhen most people … (2 comments)

calgary real estate: Top 10 Calgary Communities for Selling and Buying Semi-Detached Homes - 01/25/26 02:28 PM

Calgary’s semi-detached market didn’t behave like “one market” in 2025. The leverage depended heavily on which community you were in.
Using completed Calgary MLS® semi-detached sales from Jan 1–Dec 31, 2025, I ranked communities in two directions:
Seller-leaning: tighter supply, faster sales, firmer negotiation outcomes (and sometimes price follow-through). Buyer-leaning: more selection, longer decision windows, and more negotiating flexibility. Why this matters: City-wide averages can sound contradictory because they hide the community-level story.
