While conducting an inspection within a crawlspace, I came across several very large tree roots navigating their way across the open, debris laden, dirt floor. When first spotted, I immediately thought of a very large octopus, or some kind of monster from a high tech 21st century movie!
The home was a 1960s, ranch-style, concrete footers and foundation wall; very typical for this neighborhood. Answer: Questionable Installation; Structural Evaluation Needed.
If that beam is as twisted as the picture makes it look, it was a very good decision to have a home inspection scheduled before proceeding with this purchase. This issue can now be dealt with before the closing.
What you’re looking at is a main support beam, laminated veneer construction (commonly refered to as LVL), of a 2006 built townhome. Interior wall cracks were noted by the inspector prior to entering the crawlspace. Looking closely you will see several concerns, none of which appear to have been installed professionally. Answer: Leaking Floor Drain
This homeowner's HVAC condensate line was routed properly to the basement floor drain, but the floor drain was not properly sealed at the edges and was allowing water to escape down the side of the drain piping, falling into the crawlspace below. (This was an engineered floor structure built specifically for areas of expansive soils.)
From the amount of water visible I suspected this had been going on for quite some time. Water had accumulated to the point that it had traveled to most of the perimeter of the crawlspace.
