braemar: About those Emergency Sirens you Heard this Past Weekend.... - 12/10/08 09:29 AM
If you live in the community of Braemar, or the service area of the Nokesville Volunteer Fire Department, you might have thought the was a five alarm fire in your neighborhood this past weekend.  Nope!
As they do every year, the Nokesville Volunteer Fire Department put Santa on a fire truck, got the lights and sirens going, and drove through the local neighborhoods.  And as if that wasn't enough to give folks like me a heart attack thinking that something nearby must have exploded, there is an ambulance following the fire truck...sirens wailing, of course.
This went on at dusk on Saturday in my … (4 comments)

braemar: Braemar Property Value Report: September-October 2008 (Heritage Series) - 11/05/08 08:10 AM
Another two months of home sales in Braemar is giving us the opportunity to once again reflect on property values in the neighborhood.  This particular post will focus on the Heritage Series homes.  That includes the following models:  Yardley, Waverly, Zachary & Exeter.  They are what I like to call the "Mama Bear" homes built by Brookfield in Braemar.
As the market has declined, the Heritage Series homes have continued to be in steady demand.  With two resales this report, the average sale priceis now $357,500.  That's down from $371,750 from last report (July and August 2008).
The average seller subsidy (seller closing cost assistance to buyer) was $8,750 this … (5 comments)

braemar: Braemar Property Value Report: September-October 2008 (Courtyard Series) - 11/05/08 07:59 AM
It's time for another Braemar Property Value Report for the Courtyard Series homes built by Brookfield.    These courtyard homes are near zero lot line homes...five to a single pipe steam or driveway.  They include the Clarendon, Ballston & Arlington models.
The news this report isn't bad at all!!
In the last two months, three Courtyard Series homes have sold.  This brings the average sale price to $299,500...only $500 down from last report (July -August 2008).  The average seller subsidy (closing cost assistance from seller to buyer) is down dramatically from $9,000 last report to $2,850 this report.  The only bad news is that … (5 comments)

braemar: Braemar Property Value Report: September-October 2008 (Carriage Series) - 11/05/08 07:30 AM
Another two months of home sales in Braemar is giving us the opportunity to once again reflect on property values in the neighborhood.  This particular post will focus on the Carriage Series homes.  That includes the following models:  Maplewood, Norwood, Oakdale & Parkdale.  They are the detached garage homes built by Brookfield in Braemar.
As the market has declined, the Carriage Series homes have been in consistent demand by buyers.  These smaller single family homes are a great alternative for first time home buyers that may otherwise buy a townhouse.  The average sale price this report, after three resales in the past two months, is now $278,167.  That's a … (5 comments)

Another two months of home sales in Braemar is giving us the opportunity to once again reflect on property values in the neighborhood.  This particular post will focus on the Arista Series homes built by Brookfield.  That includes the following models:  Canterbury, Allister and Buckingham.  They are the largest single family homes built by Brookfield in Braemar.
This Braemar Property Value Report gives us an average of two Canterbury resales, both with fully finished basements.  The average sale price is now $410,000.  That's down from $444,167 last report (July & August 2008).
There was no seller subsidy (closing cost assistance from seller to buyer) this report.  … (5 comments)

braemar: Braemar Townhouse Report: September - October 2008 - 11/04/08 02:35 AM
Two more months of resales in Braemar's townhouse inventory has given us the opportunity to examine average sales price for the months of September and October.  Townhouse sales in this Braemar Tonwhouse Report, as always, are divided into two categories:  No Garage and Garage.  Which category your townhouse falls into should be obvious.
Townhouses without garages have lost less value over the past year (31%).   The average sale price this report is down.  It's $207,250, down from $237,400 in July and August.  Seller subsidy (closing assistance from seller to buyer) has gone down from $8,450 to $3.000.  Unfortunately, the number of days it is … (7 comments)

braemar: Election 2008: Helping a First Time Voter - 11/04/08 01:23 AM
My neighbor Rhina Vargas voted in her very first Presidential Election today.  And of all the people she could have asked for help, she asked me.  Wow!
Rhina has been living in the United States for about twenty years.  She is a native of El Salvador and became a US citizen this past July.  I was so excited for her that day.  But the excitement of being able to exercise the fundamental right of voting for the first time may have had her even more excited than that day she became a citizen.
We got to the polls at about 8:30 … (16 comments)

braemar: Boy Scout Coat Drive in Braemar!! - 10/19/08 03:26 AM
If you are a resident of a Braemar, make sure you clean out your closet of any coats that you don't wear anymore that are in good condition.  Kids and/or adult sizes.  Sweaters, gloves, mittens, hats and scarves too.
The Boy Scouts will be in the neighborhood on October 25th, starting at 8am, to pick them up. Just leave the coats outside your front door.
If that doesn't work for you, there is one central drop off point.  The KinderCare parking lot in the Safeway Shopping Center.  Someone will be there to take your coats and accessories from 8am-2pm.  Same day, … (8 comments)

braemar: Bristow, VA: Attempted Child Abduction in Braemar - 10/08/08 08:23 AM
The following is a summary of a police report of an attempted child abduction that took place in Braemar on October 7, 2008.  This could have happened anywhere.  Neighborhood awareness is the absolute best way to combat crime.  Know your neighbors and know what's going on in your neighborhood.  And report suspicious activity to the local police.

braemar: Bristow, VA: A Very Sweet Cat Needs a Home - 10/08/08 03:32 AM
I have blogged about Gray Kitty before.  He is the father of three kittens I scooped up off my porch almost one year ago.  I had been attempting to "tame" Gray Kitty with food, but he was not ready.  At the time, I couldn't get within five feet of him without him tearing off into the woods.
Since adopting his offspring, I have captured this feral cat, had him neutered and given his shots.  He is negative for Feline AIDS and Feline Leukemia.
Over the last six months, Gray Kitty has become a real sweetheart.  He wants love constantly.  He'll plop right … (4 comments)

braemar: Bristow, VA: Braemar's New Traffic Light!! - 09/26/08 03:48 AM
The intersection of Tartan Hills Parkway/Rob Roy Way and Sudley Manor Drive has been a treacherous one from the beginnig of our community.  Wide, landscaped medians have made left hand turns across the divided, four lane road a guessing game.
While this intersection had been a magnet for fender benders between cars, the catalyst for the new traffic light happened the summer of 2007.  A teenage boy, crossing the intersection on a bicycle, was struck by a car going a minimum of 45 mph (the legal speed limit on Sudley Manor Road).  Luckily, the young man made a full recovery, but … (4 comments)

braemar: Hanna's Impact - 09/07/08 03:26 AM
Prince William County was drenched with the rains of Tropical Storm Hanna yesterday.  It was the gusting winds that really made an impact on my community of Braemar.
Driving through after the storm passed, I was surprised to see my preferred route out of the neighborhood (Tartan Hills Parkway) was partially closed.  I made a quick detour, and upon reconnecting with Tartan Hills Parkway, I looked back and saw a large downed tree blocking the road.

Downed hardwoods are nothing new to Braemar.  Stiff winds associated with frontal passages have often targeted our dying and brittle hardwoods.  Sadly, this tree … (12 comments)
