Bramear Property Values are something I calculate every two months for the various types of homes in our community of Braemar.  The Courtyard Series homes can sometimes leave me scratching my head.
What's a Courtyard home?  A Courtyard homes is one with nearly a zero lot line.  They are five to a pipe stem, fully detached homes and have two car garges.  Often referred to as "executive" homes, as they are ideal for folks that have no time, or want, for yardwork.    Courtyard homes come in three models:  Arlington, Clarendon and Ballston.

Bristow, VA is home to Braemar, a community containing many different types of homes.  One type of Braemar home you will encounter is a Courtyard home.  A Braemar Courtyard home is a single family home, with a small lot, and positioned on a pipe stem.  There are three different styles of Braemar courtyard homes: Ballston, Arlington and Clarendon.  This Braemar Property Value Report will give the most recent information on resales of these Braemar courtyard homes.

It's time for another Braemar Property Value Report for the Courtyard Series homes built by Brookfield.    These courtyard homes are near zero lot line homes...five to a single pipe stem or driveway.  They include the Clarendon, Ballston & Arlington models.
The averages for this report are based on one resale in March and April 2009; a Ballston model.
The average sale price went up significantly to $325,000.  That's up from $235,000 last report (January-February 2009.)  There was an average of $10,000 seller subsidy(closing cost assistance from seller to buyer) this sale, which is a night and day difference to the lack of seller subsidy last report.  The … (7 comments)

The news this report isn't bad at all!!
In the last two months, three Courtyard Series homes have sold.  This brings the average sale price to $299,500...only $500 down from last report (July -August 2008).  The average seller subsidy (closing cost assistance from seller to buyer) is down dramatically from $9,000 last report to $2,850 this report.  The only bad news is that … (5 comments)
