Seems Mother Nature has whipped up some serious wind gusts in Bristow today. Guess that's her way of getting the rest of these autumn leaves off of trees. High speed wind gusts always get my attention when I'm in my home. I know that houses are designed to have siding be flexible and the roof be able to handle the pressure of the winds, but the noise of it happening, particularly in my home office above the garage always gets me a little nervous. Seems every time one of these community yard sales rolls around, I have every intention to participate, but never seem to be able to pull it together. So much going on in Braemar real estate this week. You wouldn't believe the amount of work that goes into to getting a home to close on time these days. I've already had two Braemar homes with delayed settlements and narrowly avoided a third late settlement this month. Perhaps the best news is that a Braemar Short Sale I've been working on since last February sold yesterday. As it happens, it was an Oberlin model by Ryan Homes.

It is time for another Braemar Property Value Report. This one is specifically for houses built by Ryan Homes in Braemar.
There were four Ryan Homes that sold in the first two months of the year. The low sold price was really low at $325,000. The high sold price was $540,000. Quite a difference between the bottom and top numbers. The average of all four gives us our new average market value of $435,000 for Ryan Homes in Braemar. Today I decided to double up on my Braemar Property Value Reports. I just posted one for the NV Homes. Now I'm doing one for the houses in the neighborhood built by Ryan Homes for the same reporting period. I have to tell you, the news is the same.
There were no sales of any Ryan Homes in Braemar during September and October, just like September and October last year. However, we do have the last average market value from July and August of $452,400...so at least we have more current information in the recent past. … (2 comments)
