So far this winter, we've had three dustings that gives our Braemar Carriage homes that complete that Christmas tree village look. Living in the Braemar townhouses across from the Rob Roy Pool has its advantages. In the off season of the pool, there is a ton of visitor parking. And on Braemar Day, the festivities, which are held in that parking area and the surrounding common area, are only a short distance away.

Summer went by in a flash. Here were are in the beginning of fall. Any day now, Braemar will be ablaze in fall colors. Right now, it is time for another Braemar Property Value Report focusing on sales of properties built by Ryan Homes in our neighborhood. This particular report looks back on the last two months of summer.

My favorite property types to report values for in our fair neighborhood of Braemar are the Carriage homes. Carriage homes are characterized by the lack of an attached garage. Rather, if they have a garage at all, it is detached and sits in back of the home. The floor plans, from smallest to largest, are: Maplewood, Norwood, Oakdale and Parkdale.

Summer is here in Braemar and I hope that everyone has been enjoying it in one way or another. Personally, I love sitting out on my front porch at dusk in an Adir chair and just decompressing from a long day. Watching people walk their dogs, or biking with their kids. It's a nice thing to see.
This Braemar Townhouse Report is a nice thing to see (spoiler alert.) It covers the sales of townhouses in Braemar during the months of May and June. So without further delay, let's get to it.

July started off pretty quiet, not counting the Fourth of July fireworks that screamed throughout Braemar. Of course, I am referring to home sales. The Braemar real estate market and surrounding Bristow and Gainesville seemed to be hitting their summer slump. Somewhere after the Fourth, all hell broke loose and I haven't had time to even think.

The second quarter of 2014 is behind us and we can now take a look back and see what happened with Braemar condo values. The first quarter left us with a value of $240,000 from one sale. The second quarter of 20013 left us an average value of $227,750. So where do we stand right now?

Hope everyone that wanted to was able to enjoy this grand opening weekend of the Braemar pools. I know the kids in the neighborhood are super excited about it, and a good number of adults too. Braemar was developed by Brookfield Homes. As such, the majority of homes in the community are built by Brookfield. However, Brookfield did sell some of their lots to builders like NV Homes and Ryan Homes. And by popular demand of the neighborhood, I had once again added the NV Home edition of the Braemar Property Value Report.
Unfortunately, there were no sales during the months of January or February of NV Homes in Braemar. Same was true last report (November & December.)

Sounds like we might have one more brush with old man winter before we enter an uninterrupted spring. The sneak preview of spring in Braemar has been quite nice the past several days. While out and about today, I heard someone say that Bristow is expecting another one to two feet of snow next week.
