Another Braemar Home in Bristow, VA---SOLD! At the beginning of 2011, I was contacted by the owners of 10033 Pentland Hills Way in Braemar to sell their Braemar Courtyard home. It was a Ballston model. We got this Braemar Courtyard home on the market on January 31st, priced at $340,000. At the time, there were tenants in the home. And it appeared they would be cooperative. Braemar residents in Courtyard homes are not likely to see a coyote like one Braemar resident in the larger single family homes off of Tartan Hills Parkway did. The chances of a coyote wanting to be a more densely populated area of the community, without the cover of wooded areas, are not good. In fact, as a Braemar resident since 2005, I think the coyote sighting is a one time event, not likely to repeat, just like the average property value we see for Braemar Courtyard Series homes fro the months of March and April. The first two months of 2011 are behind us and Spring fever is hitting Braemar. Time to take a look back at Braemar townhouse resale activity for the months of January and February. This is a look back at Braemar condo sales during the past three months to determine average sales price and other market factors. Once every two months I review the townhouse resales in our community of Braemar to prepare the Braemar Townhouse Report. I take the sales and divide them in to a category called Garage and No Garage, then average the sold prices to come to an average sales price, which is also known as market value. Townhouses with No Garage in Braemar had only one resale in the months of May and June. The Courtyard Series homes have me scratching my head for the second straight reporting period. What's a Courtyard home? A Courtyard homes is one with nearly a zero lot line. It's that time again; time for another Braemar Property Value Report. This is where I tabulate the past two months of home sales in Braemar and report the average sales price, a.k.a. average market value. This particular report covers the Heritage Series homes. What's a Heritage series home? That's easy. A Heritage Series home is one of the mid-size single family homes with attached garages, built by Brookfield Homes.
