It is time for another Braemar Piggyback & Patio Quarterly. In case you aren't familiar with these types of home styles, Braemar Piggyback Townhouses are attached side-to-side and back-to-back. While they do not offer back yards, they offer large bedrooms and a two car garage. Braemar Patio Homes are also known as quads. Each is attached at the side, back and corner to another Patio Home. They have two levels, also offering large bedrooms and a modest side yard.

Driving to meet an appraiser in the neighborhood today, and admiring the brilliant foliage, I suddenly remembered that I had not prepared my Braemar third quarter market reports. Yikes! As I type this report, I am trying to revive my crispy, brown lawn with a sprinkler. If I soak it a few days, maybe it will start to come back to life. One of the things I hate about our summers here in Bristow is that our grass goes dormant if you don't constantly water.

So much going on in Braemar real estate this week. You wouldn't believe the amount of work that goes into to getting a home to close on time these days. I've already had two Braemar homes with delayed settlements and narrowly avoided a third late settlement this month. Perhaps the best news is that a Braemar Short Sale I've been working on since last February sold yesterday. As it happens, it was an Oberlin model by Ryan Homes.

Another summer day in Braemar meant another hot and humid day for folks to enjoy the pools, or kids to chase Pokemon on their cell phones. Though 2:00am last night/this morning seemed to be prime time for Pokemon catching on Tartan Hills Parkway. Two young teens, maybe even tweens, standing in the middle of the road. Are Pokemon really that important? I suppose they are important enough to be out at 2:30am.

Funny. I was just sitting down to type up this report and a Braemar Reflection home owner called me to investigate selling their home. Talk about timing.
