Braemar Reflection Quarterly: July-September 2015
This is the third Braemar Reflection Quarterly report. I started compiling stats on these homes after the first quarter of 2015 ended. Reflection Series homes are located off of Tarvie Circle and are the semi-detached single family homes that are attached at the garage only. There were two floor plans offered byBrookfield Homes: Annan and Bromley.
Unfortunately, it seems that, like the Courtyard homes in Braemar, they make up a relatively small number of homes in our community that there are going to be times when absolutely nothing is happening. This is one of those times.

There is an excitement in the crisp fall air as we start to see Christmas decorations springing up around the neighborhood. Thanksgiving is this week and I feel completely unprepared, but that's a good thing. It means I've been busy selling Braemar homes.
Right now, it's time for the third quarter report for Braemar Piggyback and Patio homes. We will make comparisons looking back to last report (April-June 2015) and last year (July-September 2014.) The third quarter of the year is well behind us. Looking back on the activity in the Braemar real estate market, it may well have been one of the busiest quarters for Braemar condo sales. If you recall, we had only two sales of Braemar condos in third quarter of 2014. There were three sales in the second quarter of 2015, which was our last reporting period.
With six sales in the third quarter of 2015, we have a high sales price of $255,000 and a low sales price of $231,000. The average condo sales price was … (3 comments)

Only a couple days left in September. Hard to believe that we are about a month from Halloween. Summer seems to go by so quick, but I'm always happy to welcome fall. From a real estate perspective, it is like our second spring market. The fact that the Federal government's fiscal year starts October 1st, creates demand near the end of the year in our housing market. I have not noticed any changing leaves in Braemar yet, but fall is officially here. Curiosity is setting in as I wait for the tree that replaced my cherry tree to turn. Have you been noticing a lot of real estate signs in the yards of Braemar townhouses this summer? I bet you have and in this edition of the Braemar Townhouse Report, I will let you know why.
During the months of May and June, there were seventeen sales of Braemar townhouses. Final sales prices ranged from $235,000 to $334,900. The average of all seventeen sales gives us our new average market value for Braemar townhouses of $297,259. That is nearly a 4% increase in average market value since last report. It is time for another Braemar Property Value Report, detailing sales of homes in the Heritage Series. Heritage Series homes, for those who may not be familiar, are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans: Exeter, Yardley, Zachery & Waverly.

Overall, I would have to say that so far, this summer has been a very mild one in Bristow when it comes to heat and humidity. Of course, now that we are in August, the heat and humidity is ever present. Unfortunately, this Braemar Property Value Report is being published later than normal. For the first time in a very long time, I took a summer vacation the last week of July.

Has anyone else noticed how relatively mild our summer has been in Bristow? Sure, there have been days of extreme heat and humidity that makes you feel you are in a sauna, but there have been a lot of mild days for July. Today, for instance, I didn't notice any humidity. Eighty-eight degrees feels totally different with low humidity.
