Braemar Property Values: July-August 2015 (NV Homes) Fall in Braemar is my favorite time of year. The community comes together for Braemar Day, Yard Sales, the Chili Cook Off and Halloween. And the fall colors that we will see next month when the trees are dressed in their autumn brilliance is stunning. For now, we are here to take a look at Braemar Property Values for homes in Braemar built by NV Homes for the months of July and August. And I'll tell ya straight up, it's going to be a short report. There were no sales of NV Homes during the last

Braemar Property Values: July-August 2015 (Courtyard Series) It's a rainy Monday here in Bristow, VA as I type up this Braemar Property Value Report for Braemar Courtyard homes. At least there is no divine weather distraction to keep me from plugging along and doing my market report for the day. So without further delay, let's see what happened in the months of July and August to Braemar Courtyard home values. If you don't know what a Braemar Courtyard home is, let me bring you up to speed. Courtyard homes are one of three different floor plans that share a private courtyard driveway

braemar real estate lady: Braemar Reflection Quarterly: April-June 2015
- 07/28/15 09:40 AM
Braemar Reflection Quarterly: April-June 2015 This is the second Braemar Reflection Quarterly report. The month after each quarter ends, this report will be published to show activity in Reflection Series homes. What's a Reflection Series home? Reflection Series homes are located off of Tarvie Circle and are the semi-detached single family homes that are attached at the garage only. There were two floor plans offered byBrookfield Homes: Annan and Bromley. Unfortunately, there were no Reflection Series homes that sold in between April and June 2015. And judging from the one and only sale in the first quarter of $375,000, it is no

Braemar Piggyback & Patio Quarterly: April-June 2015 Has anyone else noticed how relatively mild our summer has been in Bristow? Sure, there have been days of extreme heat and humidity that makes you feel you are in a sauna, but there have been a lot of mild days for July. Today, for instance, I didn't notice any humidity. Eighty-eight degrees feels totally different with low humidity. As far as real estate in our community of Braemar has been concerned, the activity has been fairly low key. Buyer demand is not the insane pace it was last year, so we are experiencing a more

Braemar Condo Quarterly: April-June 2015 The second quarter of 2015 is behind us and it is time to take a look back at the Braemar real estate market and see how our condo values did between April and June. With only one sale in the first quarter of 2015, things have to have picked up. So without further delay, let's get to it. Thankfully, there were a number of sales to report for the second quarter where Braemar condos are concerned. There were three sales. And oddly enough, all three sales were for the exact same amount: $250,000. That means an increase in

braemar real estate lady: Braemar Townhouse Report: January-February 2015

Braemar Townhouse Report: January-February 2015 Having a Braemar townhouse listing during the snow storms, I know how glad all Braemar townhouse owners must be that the snow is behind us. There's nothing quite like spending thirty minutes digging out your car from a common area space and coming back to see someone else enjoying the clear space. Such is life in the winter in a townhouse. Right now it is time for another Braemar Townhouse Report, looking back at sales during the first two months of year. There were only four sales of Braemar townhouses in January and February, which actually

I'm doing what I'm always doing, keeping an eye on the Braemar, and overall Bristow, real estate market to be the best real estate agent I can be for my clients. That also means compiling market reports. This particular Braemar Property Value Report covers the first two months of 2015 and resales of homes in Braemar built by Ryan Homes. There wree two Ryan homes that sold between January and February. Their final sold prices were $445,500 and $510,000.

Braemar Property Values: January-February 2015 (NV Homes) Even though not much is blooming, after the harsh winter we had, just having temps in the mid-50's and low 60's feels like spring in Braemar. Right now, I'm keeping a watchful eye on a new tree I had planted at the end of fall last year. It's either a late bloomer or the winter killed it. Time will tell. Right now, let's take a look back at resales of NV Homes in Braemar for the first two months of the year in this edition of the Braemar Property Value Report. There were

Braemar Property Values: January-February 2015 (Heritage Series) Having one Yardley model on the market in Braemar at the beginning of the year, I've been paying particular attention to Heritage Series homes that come on the market. Somewhere around the beginning of March, spring hit the sellers of these homes right in the gut and these homes were popping up everywhere. For now, let's take a look back at the first two months of the year in this Braemar Property Value Report and see what happened to Heritage Series home values. Heritage Series homes, for those who may not be familiar, are the mid-sized

Braemar Property Values: January-February 2015 (Courtyard Series) While we've experienced some warming temperatures in Bristow with the onset of spring, we had a set back to the thirties today. It reminds us of the winter not so far behind us. This Braemar Property Value Report will focus on sales in the winter months of January and February in the Courtyard Series. Of course, if you don't know what a Braemar Courtyard home is, it is one of three different floor plans that share a private courtyard driveway and have extremely small outdoor spaces. Models include the Arlington, Clarendon and Ballston. There

Braemar Property Values: January-February 2015 (Carriage Series) To say that the spring real estate market hit way earlier than the actual spring season is an understatement. When we hit January, it seemed the doors blew off the Braemar real estate market. And the sellers that got out during the first two months of the year benefited. In the edition of the Braemar Property Value Report we'll take a look at the first two months of the year with respect to Carriage homes. Carriage homes are characterized by the lack of an attached garage. Rather, if they have a garage at all, it

Braemar Property Values: January-February 2015 (Arista Series) It's beginning to feel like spring finally in Braemar. After the winter we had, with the brutal temperatures and snow, I know we are all enjoying this time of year. Let's take one last look back at winter, the first two months of the year to be exact, and see how Arista Series fared in this edition of the Braemar Property Value Report. Arista Series homes include the Allister, Buckingham and Canterbury models by Brookfield Homes. These are the largest homes built by Brookfield in Braemar. There were two Canterburys that sold. They both boasted five bedrooms, four

braemar real estate lady: Why Are There So Many People Coming to YOUR Braemar Listing?
- 03/21/15 06:11 AM
Why Are There So Many People Coming to YOUR Braemar Listing? This was a question I was asked this afternoon. I was dropping off an open house flag to one of my mentees, Cathleen Connolly , who was gracious enough to hold my 10153 Pale Rose Loop listing in Braemar open today. Having completed two previous client appointments, the last one in Braemar, I swung by with the sign. The open house had been going for one hour. Nothing but directional signs leading people in. No open rider atop the sign, no balloons, no flag. Why? I forgot to leave them in the listing

Braemar Property Values: September-October 2014 (Ryan Homes) As this Braemar Property Value Report is being typed, I am sure there are many preparations going in the households in Braemar for Thanksgiving. The holiday is rapidly approaching. I should be doing some preparation myself, but I'll get to it later. I want to get out this information before the holidays to Braemar home owners. This edition of The Braemar Property Value Report focuses on the activity from September and October with regard to properties built by Ryan Homes. Unfortunately, this is going to be a quick report. There were no sales

Braemar Property Values: September-October 2014 (NV Homes) If you stepped outside today bundled up for the cold that we Bristow residents had been experiencing lately, you were probably sweating by the time you got to the car. It was a balmy seventy degrees and sunny. Nice change of pace. Speaking of change, it looks like our overall Bristow real estate market is changing. In this edition of The Braemar Property Value Report we will look at the sales of NV Homes in Braemar during the months of September and October. There were five NV Homes that sold during September and October. Each

Braemar Property Values: September-October 2014 (Heritage Series) Residents of Braemar are bracing for a long, cold winter. Seems those artic temps started much sooner than typical for the area. But what are they to expect of the Braemar real estate market? We can only glean information by looking at the recent activity. In this edition of the Braemar Property Value Report we'll look back at the months of September and October to see what happened with sales in the Heritage Series. Heritage Series homes, for those who may not be familiar, are the mid-sized single family homes, built by Brookfield Homes, with
