Braemar Property Values are in for September-October 2009 for the Heritage Series homes.  What's a Heritage series home?  That's easy.  A Heritage Series home is one of the mid-size single family homes with attached garages, built by Brookfield Homes.  They come in four models:  Exeter, Zachary, Yardley and Waverly.  Yardleys are by far the most commonly seen of the Heritage Series.
Braemar Property Value for the Heritage Series homes is an average of the sales for the prior two months.  In this report there were seven resales, five Yardley models, two Exeter models.  This brings the avearage Braemar Propery Value for Heritage Series homes … (7 comments)

Braemar Property Values for September-October 2009 have just been calculated for the Carriage Series homes.  What's a Carriage Series home?  That's easy.  These are single family homes with detached garages.  (Of course, not all Carriage home have a garage.  Some homes chose to have only asphalt where the garage would normally sit.) The models that make up the Carriage Series homes are:  Maplewood, Norwood, Oakdale and Parkdale.

Braemar Proerty Values for September-October 2009 have just been tabulated for the Arista Series.  The Arista Series consists of the large, single family homes built by Brookfield Homes and will be one of three models:  Allister, Buckingham or Canterbury.   If you have one of these models, this Braemar Property Value Report pertains to you.
Braemar Property Values were impacted by only one resale in the Arista Series this report, so there was no averaging necessary.  One resale means the average market value is the sale price of the one sale.  That resale was a loaded Allister, comparable in square footage to the average … (6 comments)

This Braemar home sold for $385,000, just under its list price of $387,000.  It was only on the market 26 days before it was under contract.
This Braemar home was not a short sale or foreclosure, but a regular sale.  It was a lovely Yardley model off of a private pipe stem with a fully finished basement and fully fenced yard.  Seller gave no closing cost assistance. 
The sale closed on September 4, 2009.

Bristow, Virginia's community of Braemar includes may different sizes of single family homes.  A "mid-size" Braemar home is a Heritage Series home.   They aren't the biggest Braemar home, and not the smallest.  One thing all Braemar Heritage homes have in common is the attached two car garage.  They come in four styles: Zachary, Exeter, Yardley and Waverly.
Of all the Braemar homes to sell in the months of May and June 2009, only one Heritage Series home sold.  It's sales price of $430,000 is our most current average sales price, bringing values up over 26% in two months time....a huge increase … (5 comments)

The Bristow, VA community of Braemar has seen an uptick in resale activity for larger homes (those in the Arista series).  During the months of May & June 2009, four of these Braemar homes sold, three of which were Canterbury models.  Canterbury models make up most of the larger homes in Braemar.
The average sales price for these large Braemar homes was $430,000 last report (March-April 2009), but has dropped slightly this report to $420,475.  That's only a 2% drop, from the previous reports 6% gain.  That still gives those large Braemar homes a net gain of 4% since the beginning … (5 comments)

It is time for another Braemar Townhouse Report.  A chance to look at sales activity in the months of March and April and find the average value of a Bramear townhouse.  Townhouse sales in this Braemar Tonwhouse Report, as always, are divided into two categories:  No Garage and Garage.
The was very little in the way of sales activity in Braemar townhouses in March and April.   To begin, there was only one resale in the No Garage category.  However, that one sale made an increase in the average sales price.  It jumped from $191,000 last report (January-February 2009) to $215,000 this report.    That's over … (6 comments)

Another two months of home sales in Braemar is giving us the opportunity to reflect on property values in the neighborhood.  This post will focus on the Heritage Series homes.  This particular series includes the following models:  Yardley, Waverly, Zachary & Exeter.  They are what I like to call the "Mama Bear" homes built by Brookfield in Braemar.
There were five resales,all Yardleys, during the last two months.  These sales brings us to our average sales price of $340,000.  That's a huge change from last report's $294,000 (January-February 2009).  A change I know we are all happy to see.

It's time for another Braemar Property Value Report for the Courtyard Series homes built by Brookfield.    These courtyard homes are near zero lot line homes...five to a single pipe stem or driveway.  They include the Clarendon, Ballston & Arlington models.
The averages for this report are based on one resale in March and April 2009; a Ballston model.
The average sale price went up significantly to $325,000.  That's up from $235,000 last report (January-February 2009.)  There was an average of $10,000 seller subsidy(closing cost assistance from seller to buyer) this sale, which is a night and day difference to the lack of seller subsidy last report.  The … (7 comments)

Another two months of home sales in Braemar is giving us the opportunity to reflect back on property values in the neighborhood.  This particular post will focus on the Arista Series homes built by Brookfield.  That includes the following models:  Canterbury, Allister and Buckingham.  These are the largest single family homes built by Brookfield in Braemar.
This Braemar Property Value Report gives us an average of two Canterbury resales, both with finished basements.  The average sale price is now $430,000.  That's a big improvement since the average of $404,967 we saw last report (January-February 2009).  That's an average market value INCREASE of 6.2% in two months.  I like this … (7 comments)

This townhouse in Bramer, a short sale*, went to settlement March 31st.  Had been listed for $217,000 and sold for $220,000, with just under $6,000 going to the buyer for closing cost assistance.  Was under contract about six weeks from the time it was listed in November.  From then it took a total of two and a half months to get this property to settlement.

Another two months of home sales in Braemar is giving us the opportunity to reflect once more on property values in the neighborhood.  This particular post will focus on the Heritage Series homes.  This particular series includes the following models:  Yardley, Waverly, Zachary & Exeter.  They are what I like to call the "Mama Bear" homes built by Brookfield in Braemar.
