bristow va realtor: What's Cookin' in the Bristow VA Real Estate Market this Memorial Day? - 05/25/20 10:43 AM
What's Cookin' in the Bristow VA Real Estate Market this Memorial Day?
Our first cook out holiday during a pandemic.  Hard to believe we've been sheltering in place since mid-March.  St. Patrick's Day was a bust.  No restaurants were open and we were ordered to shelter-in-place.  Easter was a big downer.  Not even churches were allowed to have services.  Now, here we are more than two months later and we are still sheltering in place and the community at large are in social media debates daily over whether wearing a mask is necessary to stop the spread of coronavirus.  All I want … (6 comments)

"My Buyer Isn't Interested in Multiple Offer Situations"
Spring/summer 2018 in the Bristow, VA real estate market, particularly for attached homes priced in the mid-300K's, is slammin'.  Sellers are getting offers fast.  Just this past week, I listed an attached single family home priced at $349,000.  The first showing happened within hours of it hitting the market.  Within two hours of that showing, that agent had submitted an offer.  That's not unusual.
On this particular listing, my sellers were interested in seeing the max the market would allow for their home.  That meant they wanted multiple offers.  So we set a time for … (18 comments)

Can You Sell Your Bristow Home During the Month of November?

If you have ever wondered when the best time of year to list your Bristow home would be, you may want to consider November and December.  You probably think my brain has too much triptofan floating around in it after Thanksgiving, but hear me out.  The end of the year is a fantastic time to list your Bristow home.
Everyone thinks spring is the time to hit the market.  Know what that means?  Lots and lots of competition.  The year end months have very limited inventory in Bristow. However, there are … (12 comments)

What it Takes to Sell Your Home
Any home can be listed as it is, or for any amount of money.  Getting a buyer to choose your home takes some preparation and analysis on where you fit in price-wise in the current market place.  Thanks to HGTV, more and more buyers in the marketplace are expecting move-in ready homes.  Even if there is little to choose from in a seller's market, they will pass to see what may on the horizon if there are too many projects they would be taking on to purchase.
What projects are off putting to buyers?  As … (15 comments)

Monday Morning Consult the Professional
Monday morning is not something anyone looks forward to arriving.  Back to work.  Back to school.  Mind you, loving my job as a Bristow Real Estate Agent, I actually look forward to Mondays and work.  However, this Monday morning did bring some dread as I had an appointment with my dentist first thing.  And it wasn't for anything routine.  Nope.  I'd noticed a tooth ache around the area where I had just had a crow done about three months ago.  And the toothache was immediately preceded by my chewing a bit of omelet two weeks ago and having … (11 comments)

A Sign of a Good Real Estate Agent
As a Bristow, Virginia Real Estate Agent, I love that I live in the area where i do most of my business.  I get to run into my clients from time to time and it makes me feel like I live in a small town.
Tonight, I attended our neighborhood's Annual Board of Directors Meeting.  Mind you, most of my business comes from my neighborhood of Braemar.  I was so happy to run into a buyer who I helped purchase a home exactly one year ago today.  There wasn't a look of dread on his … (17 comments)

What Are The Odds?
Sometimes things fall out of someone's mouth and you are left wondering if they even heard themselves say it.  That happened to me yesterday when chatting it up with a fellow real estate agent in the area.  The topic?  Powerball.  It's a topic of conversation for a lot of people right now.  It is an unimaginably large jackpot and that is what some dreams are made of...piles of cash.  When I told this agent I wasn't even going to purchase a ticket, and told them it was because the odds were far more likely that something would fall … (17 comments)

The Year in Reviews:  Taking Care of Everyone in the Family
Last year (2015) was the year I dedicated myself to beefing up my Zillow profile.  I had a few online reviews, but nothing major. Wasn't exactly a check list item after a closing to ask for a review.  You better believe it became one in 2015.
One of my favorite reviews was the last one that was posted in 2015 from a family that I helped sell their Bristow home and find another in Gainesville.  I still remember how excited their young daughter was that they would be moving from a three bedroom … (13 comments)

When You Know You Are Officially a Listing Perfectionist
Last week I was so excited to go to Consignment Solutions in Leesburg, VA.  I frequent the one in Manassas when I need a little something for a listing. These consignment stores are where model home furniture and accessories are unloaded.  And as someone who has been learning the fine art of primping a listing with light staging, these stores are to me like Toys 'R Us must be to kids.
My favorite find was one I will likely display in my own home, when not in use at a listing.  Three white gerber … (35 comments)

Please Make the Drilling Stop
Ah the life of a real estate agent.  It's one of luxury, I'll tell ya.  Scamp here will testify to it.  Scamp and I shared some quality time in his home while contractors installed a radon remediation system in the basement.  The installation involved a lot drilling of concrete.  And unfortunately, his parents weren't able to be there for at least an hour.
While the sellers were perfectly fine to have the contractors in the house unattended, I was not as pleased with the idea.  Leaving a dog, even as friendly as Scamp, in their home with strangers … (14 comments)

Another Bristow Townhouse SOLD!
On March 11th (2015,) I activated a listing for a Bristow garage townhouse in Braemar.  I love selling listings in Braemar because that is my own neighborhood.  There is something so satisfying in having buyers flock to an area that I found appealing enough in which to buy.
The townhouse, located at 10153 Pale Rose Loop, was one of the smallest townhouses on the street.  It did have a refinished deck and a private lot that backed to trees.  However, it was definitely feeling worn.  The darker paint on the walls showed the wear and tear of corner bangs and … (15 comments)

The Difference Between Knowing Your Stuff and Knowing Your $***
Each day that passes since I achieved my real estate license in February 2005, I am amazed at the low barrier for entry into such an important business.  Not all agents take their jobs and fiduciary responsibilities as seriously as I might.  In my mind, if you are going to do something, you need to do your absolute best.
What your best looks like in a real estate transaction is knowing how to keep your client's transaction out of bad situations.  But to keep a transaction out of those undesirable situations, you … (23 comments)

Another Bristow, VA Townhouse SOLD!
There's a first time for everything in a real estate career.  This townhouse-style condo in Bristow's community of Braemar was sold as a Short Sale by me in March 2009.  Back then, it sold for $154,000...a couple thousand off of its list price.  I was surprised a couple months ago when the Buyer of that Short Sale called me to list the home for sale.  When I asked her why she didn't call the agent that had represented her, she replied, "You already sold it once.  You know the house.  And you know Braemar like the … (8 comments)

Single Family Home in Bristow, VA:  Under Contract in Two Days!
No matter how intense the market demand, I get a little anxious every time I activate a listing in the MLS.  Intense market demand doesn't mean you can throw any home, at any price, in any condition on the market and get offers. Buyer want move-in ready and are not willing to over pay for anything.  And the market can change all too quickly.  The buyers that were out in droves lat week can leave you hearing crickets the next.

I make sure every photo is as good as … (11 comments)

Halloween Safety Tips for Bristow, VA Residents
Whether you are going out to trick-or-treat, or staying home to pass out goodies to the kids, safety comes first.  Here are helpful safety tips, many of which have probably been drilled into your head.  Maybe you'll see a new safety tip, but even if you don't, it never hurts to go over the rules of safety one more time.
FOR TRICK-OR-TREATERS:
1.  Go out in a group.  Whether it's having multiple eyes on small children, or young adults traveling in a pack, there is safety in numbers.
2.  Stay in well lit areas.

bristow va realtor: Bristow Residents: Don't Forget Spirits of Historic Brentsville October 29th & 30th, 2010 - 10/28/10 05:47 AM
Prince William County, Virginia is rich with history.  We are very well known for our Civil War Battlefields.  Littler known is the Brentsville's Historic Site in Bristow, VA.
In 1820, Brentsville became the County seat.  It was only fifty acres of land, and was a rural location, though more centered in the County. At the time of the Civil War, Brentsville took serious damage from the battles going on around it.  As the battle of Bristoe Station was happening a few miles away, homes were damaged or torn down for other uses to suit the war efforts.
The Brentsville Historic Site, has maintained the Jail, … (16 comments)

bristow va realtor: Braemar Townhouse Report: July-August 2010 - 09/25/10 01:47 PM
With July & August behind us, it's time to look back over the Braemar townhouse resales of those last two months to determine our average market value in this Braemar Townhouse Report.  You will find that resales are divided into two categories:  Garage and No Garage.
Townhouses with No Garage had three resales in July and August.  The average of those sales brings the average market value of a Braemar townhouse with no garage to $217,500.  That's a 4% increase since last report and 13.5% increase since this time last year.
If you placed your Braemar Townhouse with No Garage on … (10 comments)

bristow va realtor: This Northern Virginia Realtor® Thinks Work Sucks. Wait...Did I Really Say That? - 01/12/10 10:55 AM
I was out house hunting with a referral from a family member the other day.  The rapport was easy and conversational.  We were at our first destination, where we planned to that morning, and I asked what he had planned for the weekend.  He replied with a slight groan, "I have a bit of work to do."  What did I say?
WORK SUCKS!
He laughed when I said it.  Then I heard a voice in my head, "Way to go dummy.  You're working right now.  DUH!"
You see, I didn't even think anything of making that comment.  I LOVE what I … (17 comments)
