For me, Ben & Jerry's ice cream has always been a treat, but not my go to ice cream.  I think I am changing my mind.

The Ben & Jerry's flavors that divide my attention are Phish Food and Dublin Mudslide.  It truly depends on my mood, but I do get my chocolate fix from either.
I first learned of Phish Food at L&N Seafood Restaurant...a restaurant long gone in the DC area.  The crunchy fudge fish are great with the marshmallow & caramel swirled chocolate ice cream.  What's not to love there?

I have a listing that hit the market May 1st.  Not a short sale.  Not a bank owned home.  It is an actual seller with equity in the house.
The neighborhood comps are not what they were last year, and definitely not what they were two years ago.  But after going over the numbers with my client, he chose to list AT the current market value. 
Market value, as he learned, is NOT what others in the neighborhood are ASKING for their homes.  It is what a buyer is willing to PAY for a similiar home.  Therefore, we looked only to the sold … (14 comments)

It's been taking as long as four months to sell townhouses in Fairfax County, VA.  I alerted my most recent seller to this before we ever went "active".
We looked at the comps together, and saw that, due to the slumping market, his home value was not what he had anticipated.  Here's where it got weird (I say sarcastically).  He actually priced his home CORRECTLY.
The first day on the market we had one agent through.  Today (day #2) another.  Tomorrow....two are scheduled.  So my client calls and asks, "Do you think I underpriced it?"

fairfax county: Inexpensive Home Improvement For Spring - 04/24/08 11:20 AM

I just had my driveway sealed for the first time ever!
 What a difference it made to the overall appearance to my home.  A huge improvement to my curb appeal.  And since it only cost me $63, makes me wonder why I waited so long to do it.

It was a minor inconvenience as I had to park in my neighbors driveway and walk through my front yard to my front door the past two days.  Not the usual click of a button to open the garage, pull in and walk right into the mud room.  I'm not a princess, so this … (11 comments)

fairfax county: NVTA Taxes One Step Closer to Being Refunded - 03/30/08 04:58 AM
Last week, Virginia Governor Kaine signed into law the bill that makes the Northern Virginia Tranportation Authority Tax unconstitutional, and sets the timelines for refunding the money collected from home sellers since January 1, 2008.  You can review a copy of the bill the Governor signed at www.hb3202.virginia.gov.
The timelines do indicate the various clerks of the court that received these funds from settlement companies/ agents, have sixty days to develop guidelines to return the money to these companies that collected the funds at settlement.  From there, the settlement companies/agents have ninety days from the date they receive the funds from the … (4 comments)

fairfax county: Congestion Relief Tax Declared Unconstitutional - 03/02/08 03:02 AM
On February 29th The Virginia Supreme Court declared the Congestion Relief Tax unconstitutional.  This was a tax, levied on home sellers, making their typical GRANTORS TAX increase 500% on January 1st this year. 
What made it unconstitutional, was the fact that it was a tax levied by a COMMITTEE of LOCAL GOVERNMENT OFFICIALS (mayors, supervisors, etc) on SPECIFIC COUNTIES (FAIRFAX, PRINCE WILLIAM & LOUDOUN to name a few). 
The Commonwealth of Virginia's Constitution declares that the elected official at the STATE level are the only ones that levy taxes.

I would start this particular post by saying that I was surprised when this happened in a transaction where I was a buyer representative, but at this point nothing in a short sale transaction surprises me.
