Contemplating your very first home purchase seems overwhelming.  It can be overwhelming to the point that it inspires inertia on your part.  There are so many things that are unknown, orintimidating, that getting on that path is hard to do.
It's not nearly as intimidating when you break it into smaller tasks.  Realistically, while all Realtors would love to be the first step in the process, the most successful transactions start with you talking to a lender.  If you don't know one, ask a friend.  Or, consult a Realtor.  We know the best ones to deal if you are a first … (4 comments)

Yesterday was a great day for a settlement!  The spring temperatures, blue skys and slight breeze..couldn't have asked for better weather.
 My buyers made a terrific deal on this 3 level, townhouse in the City of Manassas.   For 30% below the low, 2008 Tax Assessed Value, they got three bedrooms, 2.5 bathrooms, a fully fenced backyard, deck, finished basement and the luxury of the end unit siding and backing to trees. 
The seller made a contribution to Nehemiah (a downpayment assistance program) that covered the buyers' ENTIRE downpayment.  The seller also paid the maximum allowed toward the buyers' closing costs.

What a great day for a settlement!  My buyers made a terrific deal on this 3 level, one car garage townhouse in Sterling, VA.   The unit has a fully fenced backyard, deck, finished basement, three bedrooms and two and a half bathrooms.  Don't forget the walkout basement and hardwood floors on the main level.  With about $900 out of their own pockets, they bought their first home for only $285,000 on a VA loan.  No money down!   The seller paid for their closing costs!

first time buyers: Great Buyer Reactions!! - 02/22/08 08:41 AM
In my three years selling homes, I had never gotten that one buyer that had a reaction I will never forget....that was...until today.
It began with a negotiation that had my buyer and I on the edge of our seats.  An additional offer came in at the last minute, just when we had verbally accepted an offer from the Bank (Bank Owned Property...of course).  Suddenly it was a new playing field.  Start over.  Highest and best offer.  And at zero-dark-thirty last night, "The bank won't except an escalation clause.  We need your absolute best offer."  What a nail biter.
