Can a Gainesville, VA Buyer Find a Home Their First Day House Hunting?
If you are a buyer in the Gainesville, VA marketplace, you know that there is not much inventory.  This is a seller favored market at the moment.  However, that doesn't mean that a serious Gainesville, VA buyer can't find their home on day one of the house hunt.
On June 4th (2019,) I first met buyers who were relocating to the Gainesville area.  We had spoken on the phone, but scheduled our first day out house hunting  that day.  We saw seven houses that day.  The third house we saw … (5 comments)

It Isn't Every Day You Get to Sell a 190 Year Old Historic Home
When I first started working with this particular buyer in the beginning of the year, there was a fairly clear idea that he wanted to live in Marshall or Front Royal and build, or renovate a property that would be his forever home. After being under contract with an existing home in Chester Gap, VA and then a lot  in which he was going to build in Front Royal, VA, the buyer seemed to be rethinking his plans.  While the forever home seemed to be scoped out in … (17 comments)

Another Gainesville Home Sold to Very Happy Buyers
In early May, I was contacted by former clients who were looking to buy a home.  They had owned homes in Bristow and even in Haymarket.  At that time, there were happily renting a home in Gainesville, which seemed to be a lcoation that suit them just fine.  While their ideal was to stay in that same area of Gainesville where they were currently living, they opened up their search to Manassas, Bristow and Haymarket.
After two attempts at landing homes, one in Bristow, one in Gainesville, they got the picture that this … (11 comments)

Sometimes the Listing Agent's Pictures Don't Tell the WHOLE Story
Being a full-time Bristow-Gainesville Real Estate Agent is not a job for the faint of heart.  Lately, it's meant lots of showings.  Who needs the gym when you are walking around houses all day?
There aren't many things that I refuse to do, but walking an overgrown walk way to see this door on my right, I flat out refused to show this house. I was in sandals.  I didn't realize I was going to need army gear to show a property.  Who knows what is living in those weeds? I … (22 comments)

If You Want That House, Odds Are Another Buyer Does Too
Not all real estate markets experience the same conditions, which is why it is important to remember that all real estate is local.  I work in the Northern Virginia real estate market.  I spend most of my time in Prince William County and some in Western Fairfax County.  Homes are going under contract in record time.  And the more I read from my fellow real estate agents across the country, this is what most markets are experiencing, but not all.
As a buyer, if you've got your eye on a … (13 comments)

Fortune Cookie Wisdom:  Over Deliver, Under Promise
While my fortune cookie message seems to have transposed the order of these actions, I whole heartedly believe and practice the message.  Under promising and over delivering is what I do regularly.  When someone feels you have gone "above and beyond" for them, this is why.  You have probably under promised and over delivered.
I definitely did some over delivering today.  I am whipped.  When a buyer in Gainesville wants to see property, you have to be able to do it THAT day.  No waiting or the darn thing will be under contract.  My buyers … (8 comments)

Sold in Gainesville, VA:  Glenkirk Single Family Home for $464,500
The search for these First Time Buyers started on January 6, 2013.  The spring market seemed to start as soon as the New Year was celebrated in.  We talked about what they were looking for, which was a single family home in Gainesville for $475,000 or less.  Not all first time home buyers start in low price ranges or with townhouses.  That first day, we saw thirteen or fourteen homes.  Honestly, I lost count.  Even for a real estate professional, seeing more than five or six homes in a day can … (9 comments)

Just Sold in Gainesville:  One Car Garage Townhouse for $289,900
I had the pleasure of ending this week on a high note with buyers who found this great Carterwood townhouse in Gainesville, VA for their growing family.
Finding a home larger than the condo they were coming from was no easy task.  If we saw something that they liked, it was bound to tickle the fancy of other Gainesville buyers, so acting fast was the name of the game.  My buyers were set up on an automatic listing search through the MLS.  The minute they got an email notification that … (1 comments)

gainesville va buyers agent: When Will You Make Your Very Own HOME for the Holidays? - 12/21/09 06:51 AM
When Will You Make Your Very Own HOME for the Holidays?
Time has run out for Bristow, Gainesville and Haymarket buyers to be in their new home for the holidays for 2009.  Still, maybe this holiday season and all the  sentimentality that comes along with it, has you thinking of making your own home for the holidays.
With the extension of the $8,000 tax credit, the early part of 2010 would be a great time to get out there and find that very first home.  Of course, if your family has expanded beyond the size of the home you own now, the addition … (3 comments)
