Northern Virginia Short Sales:  I've Never Done This Before.  Are You Experienced?
Every time I sit down with a Northern Virginia Seller who is about to list their home as a Short Sale, I get the feeling that we've entered a confessional and the Seller feels the need to get something off their chest.  "I've never done a Short Sale before.  Are you experienced; because I really don't know what to ask you."
There is a lot of confusion and fear of the unknown for Northern Virigina Sellers facing the prospect of a Short Sale.  It's one of the reasons that … (3 comments)

northern virginia short sale agent: Another Northern Virginia Short Sale--SOLD! - 06/16/11 02:49 PM
Selling a Northern Virginia Short Sale is not something a Northern Virginia Short Sale Agent ever takes for granted.  Getting a two loan/two bank deal to the finish line when you literally had lost all hope in the middle is the best.  And that's what happened today.  First Trust was Aurora Loan Services and the Second Trust was Real Time Resolutions.
The Seller contacted me last fall to list for Short Sale.  That was seven days before her home was to be sold on the courthouse steps...the final act of the foreclosure process.  We go the listing on the market on … (9 comments)

northern virginia short sale agent: Another Prince William County Short Sale---SOLD! - 06/08/11 12:41 PM
Another Prince William County Short Sale---SOLD!
This Prince William County Short Sale, located in the the community of Rippon Landing in Woodbridge, hit the market on April 15th.  Needing some updating in the bedrooms, bathrooms and basement, along with fresh carpet and paint, it was priced at $103,500.  Within the first hour on the market, the phone was ringing off the hook with interest in this Woodbridge townhouse.
The winning offer was written on April 15th.  While there were higher offers, this was a case of it's not always the highest offer that wins the bidding.  It's highest and BEST.  And … (12 comments)

There Are No Last Minute Changes in Short Sales
Right now the image of Tom Hanks in the movie A League of Their Own is playing through my head.  The scene where he informs one of his players, "There's no...CRYING in baseball."  I can see myself delivering a line in the same manner, only it would be to a Buyer's Agent who is representing Buyers on one of my Short Sales to settle in less than a week.  My line is simply, "There are no....LAST MINUTE CHANGES in Short Sales."
This morning, I received an email from this Buyer's Agent who had attached an … (14 comments)

northern virginia short sale agent: How Many Days Does it Take to Get a Northern Virginia Short Sale From Contract to Closing? - 05/26/11 09:49 AM
How Many Days Does it Take to Get a Northern Virginia Short Sale From Contract to Closing?
I've been working with Northern Virginia Short Sales since 2007.  The one question every Seller and every Buyer wants answered is how many days it takes to get a Short Sale from contract to closing.  Of course, the answer depends on the number of loans, the banks you are working with for approval and the Listing Agent.  Since our local MLS in Northern Virginia does not keep track of when Short Sale Approval letters arrive, only when contracts are written, I can only speak for … (7 comments)

How Many Days Does it Take to Get a Northern Virginia Short Sale Approved?
When I am on a listing appointment in my duty as a Northern Virginia Short Sale Agent, the majority of questions asked by the potential sellers revolves around time frames.  How long does it take to get a buyer?  How long does it take to get the sale approved?  How long do I have to find another home?  There is a lot of uncertainty when someone is about to list their home as a Short Sale.
I have been tracking time frames of all my Short Sales to … (11 comments)

northern virginia short sale agent: What Percentage of Market Value Do Northern Virginia Short Sales Get When They Sell? - 05/24/11 09:45 AM
What Percentage of Market Value Do Northern Virginia Short Sales Get When They Sell?
When you deal with something frequently enough, you can often pull percentages pertaining to the subject out of thin air without researching the answer.  It's going on your gut.  And if you have a lot of experience, generally, your gut will be right on target.  For instance, last night when I saw my outdoor cat (Gray Kitty) jump off a bench on my front porch and walk toward the front door of my home limping and with blood on his breast, I was 99% certain he'd been in … (12 comments)

How Many Days Does it Take to Get a Northern Virginia Short Sale Under Contract?
In my job as a Northern Virginia Short Sale Agent, I encounter many questions from prospective Short Sale Sellers.  One of the questions I am often asked is how long it takes a Short Sale to go under contract.  That is a question that differs depending on current market demand.  However, after being asked for my specific "stats" as a Short Sale Agent, I noticed that the average number of days it takes one of MY Short Sale listings to go under contract is 41 days.

What's Worse?  The Stress of a Northern Virginia Short Sale or the Stress of Seeing a Coyote Prance Through Your Back Yard?
As a Northern Virginia Short Sale Agent, I am used to dealing with stress.  It's become a way of life for me.  I've even gotten so adjusted to the stress of Short Sales that I thought I'd kick it up a notch and list a three trust Short Sale.  Why not?  If Cindy Jones can close one, why not me?  She and I learn a lot from one another, though I'll always leave any HAP calls to her.  That three trust Short … (22 comments)

northern virginia short sale agent: Can a Northern Virginia Short Sale Agent Take Time to Relax and "Get Centered?" - 05/13/11 10:48 AM
Can a Northern Virginia Short Sale Agent Take Time to Relax and "Get Centered?"
My chosen field of selling residential real estate in Northern Virginia has become increasingly like a pressure cooker.  Just like the frog that you could put into a pot of lukewarm water would not realize the temp change to boiling, the increase in stress has been a slow building progression with me that I didn't notice until recently.  So, this afternoon, I took some MUCH needed time to "get centered."  I met with a friend who works in meditation, shakras, auras and healing.  I'll try anything to find … (16 comments)

northern virginia short sale agent: What's the Big Deal? It's a Short Sale! The Bank Will Pay the Closing Cost Help to the Buyer. The Seller Has Nothing To Do With It. - 04/27/11 11:04 AM
What's the Big Deal?  It's a Short Sale!  The Bank Will Pay the Closing Cost Help to the Buyer.  The Seller Has Nothing To Do With It.
The few sentences that lead this post are what I am used to hearing when my Northern Virginina Short Sale Sellers counter offers to lower closing cost assistance to the Buyer.  Buyer's Agents don't get it.  Why do the Sellers care?  Their bank is the one paying the closing costs, not them.  It may be hard for Agents who look at Short Sale Banks as ATM machines for their Buyers.  Go in with a … (7 comments)

Why Do Short Sale Banks Want to See Pay Stubs AND Tax Returns?
Earlier this week, I did a post to my blog entitled:  If You Are Attempting to Sell Your Home in a Short Sale--Be Prepared to Provide Bank Statements.  Another item that Short Sale Banks want to see are your most recent pay stubs and tax returns.  Why do they want to see both?  Well, there are several reasons.
First of all, if you claiming loss of income as a hardship, that will need to be verified by looking back at previous years tax returns versus current pay stubs.  … (13 comments)

northern virginia short sale agent: Is the Highest and Best Offer Necessary on a Short Sale? - 03/27/11 01:49 PM
Is the Highest and Best Offer Necessary on a Short Sale?
Working as a Northern Virginia Short Sale Agent since 2007, I am constantly amazed by the things I hear come out of Buyers' Agents mouths.  Last week I was entertained by a gentlemen, representing buyers interested in one of my Short Sale Listings.  He proclaimed himself to be a Short Sale Expert.  If you are going to call yourself an EXPERT anything, you better have what it takes to back it up.
In the first moments of our conversation, over a listing that had an offer within HOURS of being … (10 comments)

northern virginia short sale agent: Stress Dreams, Short Sales and Market Value - 03/25/11 12:42 PM
I woke up with a feeling of such stress the other morning.  I dreamed my husband and I were having to relocate to California...and not just anywhere in California, but SACRAMENTO!  Not a big deal to anyone else, right?  It's a capital city.  A nice place to call home.  But if you have established yourself as a Northern Virginia Short Sale Agent, the thought of relocating to Elizabeth Weintraub's backyard would be a bit intimidating, no?
Well, my game plan in my dream was to not even ATTEMPT to beat or compete with Elizabeth at her Sacramento Short Sale game, but BEG … (10 comments)

Another Northern Virginia Short Sale--SOLD!
The story of this Wells Fargo double header Short Sale (it had two loans, both with Wells Fargo) began when the home hit the market on September 10th, 2010.  It listed for $975,000.  On a lot over four acres large, with six bedrooms, six and a half bathrooms and over 8600 finished square feet done in equisite detail for the most discerning buyer, this home had a contract on September 19th.
After waiting for two months for Short Sale Approval, the first Buyers got cold feet and bailed.  The home went back on the market, at the same … (6 comments)

Careful What You Wish For in the Land of Northern Virginia Short Sales---You Just Might Get It!
I'm a Northern Virginia Short Sale Agent. Have been since 2007.  Back in those first years as a Short Sale Agent, I wanted nothing more than the Short Sale bank to set an acceptable price BEFORE there was a contract.  How much hassle would that cut back on, right?  And the Buyers' Agents were screaming the same thing.  Buyers wanted certainty, that's why they avoided Short Sales.  They had no way of knowing if their offer would be approved and move to settlement.
Well, … (3 comments)

A Good Northern Virginia Short Sale Agent Should Not Be Confused With a Magician
As a Northern Virginia Short Sale Agent, I am approached by Sellers from time to time that want to ditch their mortgage on a home that has lost up to 50% of it's value.  I am here to tell you, feeling sorry for yourself and being upside down in your mortgage is NOT a legitimate hardship that would be approved by your mortgage company.  That is not to say that legitimate hardships are easy to get approved.  It's all in the preparation and communication with the Short … (6 comments)

Another Northern Virginia Short Sale--SOLD!
This Northern Virginia Short Sale was located in the community of Singletons Grove in Centreville, VA.  By the time the owner had contacted me to list the property, the locks on the home had been changed and it was in the end stages of foreclosure.  One of the hardest parts of selling this home was getting the first trust (ASC) to send me a copy of the key so I could show the property.  That took about three weeks.
From there, this Singletons Grove townhouse hit the market on November 13th and had multiple offers within hours.  We … (12 comments)

There are Some Things This Northern Virginia Short Sale Agent Will NOT Do For a Listing
About a month ago, I was contacted by someone within my Brokerage about a new and exciting Short Sale Program where a BIG lender would give us Short Sale Listings and guarantee us approval in 10 days.  As the resident Short Sale Specialist in our Long & Foster Gainesville office, I was the "chosen one."  My first thoughts were only the lines of, "Must be my lucky day."  Of course, it was all pulled together so fast that there was no time to think.  Quick....go … (24 comments)
