Every day in the Bristow-Gainesville real estate market brings something different.  As usual, I am working with a combination of buyer and seller clients.  
One of my sellers is ready to wave a white flag.  He's in a multiple offer situation because he presented the best property condition, at a reasonable price, in his neighborhood.  He took the time to get the home painted and have new carpet installed.  The home is move in ready, but it is likely a buyer will set their eyes to remodeling the kitchen and bathrooms, as … (86 comments)

But Those Neighbors HAD to Sell...and FAST!
Last week we talked about sellers believing neighbors under contract who claim they are going to sell at full list price.  Those are the high, not even sold comps, that sellers want to believe.  If that were the only belief propping up an unrealistic number for a list price, that would be fine.  It is usually not. 
Going over comps in the neighborhood, it isn't unusual to hear, "But those neighbors had to sell fast."  When I hear that in a seller's market, I have to inform a seller that is no such thing … (10 comments)
