If you live in Prince William County, Virginia, you've probably received your 2009 real estate tax assessment in the mail. I hope you didn't pass out when you saw the 30% in the estimated tax value of your home.
Here are few things to make you feel better about the situation.
1. Prince William County over-assessed your home in 2008, thereby you were overtaxed.

Yesterday I was delighted to be in the company of a Prince William County, Virginia appraiser. He attended our agent office meeting to chat about the market. In no time at all, he managed to dispel a very persistent myth.
Market comparables are market comparables, despite who is selling the home.
Apparently, there are Realtors and home owners alike that have the belief that their home is worth more money because it is a regular sale...not a distressed sale (foreclosure or short sale). The appraiser was explicit in saying a few things.
