Especially in a down market, we make a point of contacting all realtors who have shown our listings, requesting feedback. These are the questions we generally ask: Did your buyers like the property? How do we rate compared to competing properties you showed? Would we be in the top 3? Is there anything specific that your buyers did not like about the property? We always forward the responses we receive to our clients (after removing the realtor's name and contact information of course).

Looking through Google's list of applications this morning, I came accross a new one: Google SketchUp. Google SketchUp is software that you can use to create 3D models of anything you like. Imagine the power that this will give buyers, when it comes to describing their dream homes. A lot of the guesswork can be taken out of the equation, if our buyers can now create 3D models of their dream homes and "wish lists".
A quick search on Google Sketchup for "Dream House", and here are just a few of the results:
