Reviewing the Single Family home sales for the Mississippi Gulf Coast good news is in the reports!
 
April  saw the number of homes sold during the month down from 286 to 281 homes sold. Not a significant change in homes sold.  However, during the month of April, the Median and Average price of homes that did sold increased.
The median price increased from $86,763 in March to $93,900 in April! That's over 8% increase!!!
And the Average price increased from $112,740 in MARCH  to $118,253 In April!  That's about a 5% increase.

Well as I told you last month, that May's housing stats for single family residences was up from April in number of sales and in median and average price. Now for the second month in a row, we are UP again!!!!
 
The Number of homes sold from May to June on the Mississippi Gulf Coast INCREASED BY 7.7%
The Median price of those homes INCREASED BY APPROX 3.2%
The Average price of those homes INCREASED BY APPROX 2.1%

Well here are the results of home & Condo sales for the Mississippi Gulf Coast for April 2011 according to the Gulf Coast MLS.
April 2011  Total Homes Sold       258
Median price                              $95,500
Average price                          $111,710

This compares to Mar 2011
Total Homes Sold                  299
Median price                     $95,000
Average Price                    $113,745
 
And compared to April 2010
Total Homes sold               300
Median Price                 $119,500
Average Price                $126,284
 
So as you can see, we are down from last month and last year this time.  More buyers are out there coming in our door, but the contract times for foreclosures … (0 comments)

Hello Everyone!
You know and I know that we need to REDUCE the amount of foreign oil we are using.  There are many ways to do this.  Natural Gas, Solar, Wind, etc.
But I want to talk about Solar right now.  Solar now is in the same place Cell phone usuage was in the early 90's.   Back then, you knew about it, might even knew people that had them, but by far, most of us didn't have one.

mississippi gulf coast: Home Sales up on the Mississippi Gulf Coast - 03/07/11 07:41 AM
Hi Everyone!
I just pulled the stats for February for the Mississippi Gulf Coast according to our Gulf Coast MLS system.
The number of residential homes/condos that sold in February 2011 is up from January 2011 and it is also up form a year ago stats for February 2010.
Here is the breakdown:
Single Family Units that SOLD in FEB. 2011 :     186
Single Family Units that SOLD in Feb. 2010:     173
Single Family Units that SOLD in Jan. 2011:       180

So you can see we have more sales going on compared to last month, and last year!  That's the good … (1 comments)

It is a beautiful Sunny day here on the Mississippi Gulf Coast.  The Long Beach Mardi Gras parade is today at 6pm.  It should be fun! Here on the coast we celebrate Mardi Gras by parades for about 3-4 weeks until Mardi Gras day itself!  Mardi Gras Balls, King Cakes, Throws. Just a whole lot of fun!

Hi All,
I just wanted to let you all know, that I was born and rasied in Brooklyn NY.  I lived there till I was almost
30.  I moved down to Gulfport, Mississippi because my (now ex)wife was from Slidell, LA and we wanted someplace close to her relatives, but more importantly, close to the water.  I have been down here now since 1992.
I love this place, the people are warm and friendly. They love a good time, and we have so many things on the coast.

Well, I just wanted to share some of my worries and concerns with all of you on ActiveRain.  I believe that
the pace and evolution of information availability and technology is leaving the NAR and MLS systems behind in the dust.
Let me state that I have been a REALTOR for 12+ years.  That I have believed it better to be a REALTOR than just a licensed agent.  But... now I am begininng to wonder, if NAR and the MLS systems are  looking out for their own interests and not the interests of their constituents (the REALTORS).

Well here are the Stats for Dec 2010 from the MS Gulf Coast MLS for residential homes in the area
Dec 2010 closed single family unit sales:   293
Dec 2010 Median Closed Price:                     $100,000
Dec 2010 Average Closed Price:                 $118,687
compared to Nov 2010:
Nov 2010 closed single family unit sales:  225
Nov 2010 Median closed price:             $110,000
Nov 2010 Average closed price:            $115,661

The National Association of REALTORS research has disclosed today that consumer confidence for
the last week is up.  If it this trend continues throughout the month, this will be the second month in a row that consumer confidence has risen.  That's Great News!   That is the engine that drives our economy.
What people think and believe, generally foretells, whether they will be buying or not. IF they feel confident, then they buy more, raising up the general economy, which in turn generates, more production, more jobs, and a better economy.

Here are the stats for the Mississippi Gulf Coast for the month of September according to the Gulf Coast MLS.
There were 241 Residential Sales in the month of September on the MS Coast
The Average Price was $124,550 
The Median Price was $117,900
Now that is an increase over August 2010 sales in both number of sold residential properties (238 in Aug)
And an increase in  the Median & Average Price  (Median price $94,000 in Aug) (Average Price $118,782)

I just wanted to let you know, that while July was a low month in terms of sales, August is better.
In fact the number of closed residential properties on the coast increased 7.2% from July
The actual number of closed residential properties went from 222 in July to 238 in August.  
 
However our average sales price and median sales price are still going down.
In July the Average sales price was $129,738
In July the Median  sales price was $110,000
 
In August the Average sales price   $118,782
In August the Median sales price     $94,000

Hi Everyone,
I just did some research on our Gulf Coast MLS system to compare stats for the Mississippi Gulf Coast Area for the months of May & June from 2007 till today.
What I have seen is a downward trend in the number of homes sold for each period.
In 2007 for the time of May 1 to May 30 there was 416 properties sold,
In 2007 for the time of June 1 to June 30 there was 465 properties sold
In 2008 from May 1 to May 30 there was 280 properties sold

Has anyone done a short sale on the equator system?  Have you had a buyer walk away and hit the reject button?  Do you know what happens if they come back????
You start all over. Once you hit that reject button on Bank of America's equator system, you cannot submit any other offers on that property, re submit or anything until they reset the system. 
We rejected an offer for a buyer around May 21.  Today, June 9, I still cannot put another offer in on that property.   I have tried, I have talked with Equator and Bank of America.  We … (3 comments)

I just wanted to talk a little about the Missisippi Gulf Coast. It is in my opinion a GREAT location to live.
First, we have white sand beaches along the Gulf of Mexico, mostly unblocked by buildings so you can drive along highway 90 in Harrison county and see the gulf for just about the whole ride. (So far the oil from the Gulf Spill hasn't hit the Mississippi Gulf Coast- and it's looking like it may head south instead)

The World's Largest Fishing Rodeo opened today in Biloxi, MS. Says the Sun Herald, "The event features saltwater categories ranging from amberjack to stingray with six additional categories in the freshwater division. 
Toss in four shootouts and a kids fishing rodeo, and there's something for all.
