We tend to do so many things at the same time, with or without success.  It seems that when it comes to our job, we sometimes have a hard time saying no.

It seems that ever day someone tries to tell you how to lead generate for business.  Someone calls you and tries to sell you something or get you to use this awesome new website.
It seems that someone always has an opinion on what to do, and how to do it.

So what…  No really, so what…
People are more likely to choose you BEFORE they call you…  Seriously.  Who really cares what your super secret listing presentation is anyways…  Most listings are won BEFORE you go out to the meeting with the seller. 
More listings are won by agents that know the seller already than by agents that never knew the seller in the first place.  We seem to prepare as if the seller doesn't know us, and most of the time they do...

The first chart is for single family homes.  Now sometimes we giggle at the name single family, as if you are not allowed to have more than one family in the house.  What it means, (Single Family Dwelling or SFD) is that it does not share walls of common property.  So you in face own all four corners of the lot and the home and have no common ownership with other dwellings.

You are in a hurry, I mean a REAL HURRY!!!  You have to get a new pair of shoes, and you are late late late, for a very important date! 
So picture it, you arrive at the mall, and it is busy...  I mean busy!  There are cars everywhere...  Some are circling, some are waiting, some are coming, some are going, some are waiting for someone to finally pull out and some are waiting to steal a spot that you are eyeing.  Patience for you is at a premium.

Yup, it happened to me... (15 years ago!)
Sometimes there are those listings that you just shouldn't take...  Should touch, shouldn't try and shouldn't even think about doing...  This story is about THAT listing that I took!
The listing was overpriced...
The sellers were the parents of a childhood friend...
They still looked at me as that little snot nosed, wet behind the ears kid that they used to yell at...
They thought that open houses will sell their overpriced home...
They thought it was in the best condition in the neighborhood because of their Pergo floors...

Seriously!  Several years ago, when I was selling real estate...  I met a buyer while I was doorknocking.  We hit it up great, and looked at several properties.  He was a mountain guy.  Wanted rural property, out in the sticks.  Away from everyone and everything!  The trips out to view property took several hours, due to the travel time. 
I had to drive my big Chevy to make it up the dirt roads out there.

When opportunity presents itself, it is too late for preparation.  I see and so many story of the agent that gets the "come list me" call, and they do not have their listing presentation completed.  I see so many agents that just in a contract to a lender since they do not have a presentation prepared in advance to help get the transaction approved.  Or agents that get asked what they do and they respond "I'm in Real Estate", thinking that will spark an emotion in the consumers mind.

Why is it that so many agents fall into the trap of being busy with real estate, but not really being busy doing real estate.  We understand what to do, how to do it, why we should do it, where we should do it, who we should talk to and when we should do it...  But we still "don't" do it...
Is it fear?  Is it that we over-complicate our job?
