california: If You Cannot Afford a Home Inspection Don't Buy The House - 08/12/11 03:25 PM
This is great advice for anyone purchasing a home inMurrieta,Temecula or any part of Riverside County.
Via Doug Rogers:

Buying a home is the largest investments most families will make. As such, I recommend anyone looking to buy a home in Pineville Louisiana should pay for a professional home inspection. With the joy of home shopping comes the onslaught of bills. Between deposits, loan locking, lease termination fees, etc... it seems everyone wants some of the Pineville home buyer's money.
The natural tendency then is to cut corners. Frankly that 300-350 dollars for the home inspection creates … (8 comments)

california: So You Bought a House in Murrieta California: When is it Actually Yours? - 06/06/10 12:46 PM
Congratulations on your purchase of a home of your own. Words that most people love to hear as they make plans to move into their home and maybe do some fixing up such as painting, changing light fixtures etc but when do you, the buyer, actually have the legal right to do these things?
Many folks want to get as much done as possible before they move into their Murrieta home. Understandable as it's easier to paint when the house is vacant but I have seen buyers make a grave mistake of entering the home and beginning the work before the house … (5 comments)

california: Call your Sellers as I'm going to Write an Offer: I Don't Think So!!!!!!! - 05/24/10 03:49 PM
There has been much discussion recently about calling the home seller when an agent calls and says they are "going to write an offer" for their clients. Most Real Estate Agents were not in favor of calling the home seller to relay this information but a few made valid points that the seller should be informed. I personally do not inform the seller of "a what if offer" as I was hired for my Professional abilities to keep them off of an emotional Roller Coaster. You can't take an "I'm Going to Write" offer to escrow. I'm going to win the Lottery … (15 comments)

california: Invitation from a Happy Client: You Bet I'll be There. - 05/06/10 02:49 PM
Over the years of helping people find the perfect home for their families it still gives me a thrill to be invited to their house warming parties. To be included with their extended family and circle of friends to show off their new home is a great honor that I cherish as they feel I'm more than just their Realtor. This is when friendships are formed and it's a great compliment to the effort I put into helping each and every client.
Today I received an invitation from Jamie and her husband to come to their house warming/ pool party on … (13 comments)

california: Buying a Home In Todays Market: Sprint or Marathon? - 06/01/09 12:31 PM
If you listen to the media you have probably heard stories that there is a glut of properties on the market at this time. In some markets this may be well and true but the thing you must remember is Real Estate is local and not all areas are the same. If you are considering buying in Murrieta, Temecula, Menifee or the surrounding communities the inventory has shrunk to dramatically and we have many buyers looking for the best deals.
The choice you need to consider is how soon you want to move and are you ready to act quickly to make … (7 comments)

california: Do You Consider REO Listing Agents Satan's Spawn? - 08/13/08 04:01 AM
Lately there have been many comments made in and on many blogs, ActiveRain included, about how  listing agents of Real Estate Owned Properties (REO) conduct business and are unfair as they don't return phone calls, fail to submit offers so they can sell the property themselves to earn a bigger commission and a few agents have gone so far as to say they will be glad when the market turns around so the REO agents will go out of business.
Where is the professionalism in all of this and is there a hint of jealousy because these listing agents are working with many listings that are selling … (67 comments)

california: Fannie Mae: Market To The Consumer As They Are The Market!!!! - 05/09/08 01:31 PM
Fannie Mae has recently sent out a directive to the Real Estate Brokers that list and sell the foreclosed properties in California currently held in Fannie Mae's portfolio informing us they are now raising the commission they will pay to Brokers who are representing buyers of their properties a full 1% of current levels.
It appears that Fannie Mae is anticipating taking in a large number of foreclosures in the near future and they want to sell as many properties in their current inventory as quickly as possible and apparently they have chosen to market to the agents with higher commissions but … (11 comments)

california: Unique Homes: The Murder House!!!! - 05/03/08 12:36 PM
Most cities have a few properties that are well known for various reasons such as the architecture, the size of the home, a famous owner, some are considered haunted or the property may have sold for the highest price ever and all of these things brings out the curiosity of the residents of the area but it also can be a bother to the owners of the property.
Back in 1990 I listed a home in Murrieta California that had sat on the market for 6 months without selling and by getting the seller to carry a first trust deed for a … (24 comments)

california: Please Excuse Me For Selling Your House But YOU Put It On The Market - 04/20/08 10:37 AM
For the past 8 weeks I have been working with a couple who had a very specific type of home they wanted to purchase in Murrieta, California that would include such things as a pool, views of the valley, 3 car garage and RV parking if possible with low taxes. Tall order but not impossible and over the course of our relationship they made offers on 3 bank owned properties (REOs) but were outbid every-time.
Two weeks ago a property came onto the market through the Multiple Listing Service (MLS) at 10;05 AM and at 10:20 I called the seller to … (7 comments)

california: Will My Offer Get Accepted? - 04/13/08 07:49 AM

So you have decided now is the perfect opportunity to purchase a home as the prices are down and the interest rates are favorable and with all the bank owned properties, REO, on the market in the Murrieta, Temecula, Menifee Valley area of California all we need to do is pick one, make an offer and call the moving company. Wrong!!!
All of those statements as to price, interest rates and number of REO's are true but the fact of the matter is there are many people such as you competing for the best properties and the banks are receiving multiple offers … (4 comments)
