We all know Black Friday. The day after Thanksgiving that so many rush out in the wee hours in the hope of finding that AWESOME deal on some electronic or other great Holiday gift.
 
We'll compare the glossy store circulars to the real estate websites.
 
A couple will be lucky & will be able to buy one of the 3 50" flat screen t.v.s for $50.

  As the Real Estate Market continues to change so do we!
The short of the story is that the buyers market is STRONG here. We are finding real estate deals for our customers that are close to amazing. I am now seeing prices back down to 2003-2004 values.

An article in our local newspaper shares a success story of a local Cape Coral homeowner. This particular home owner was a - For Sale By Owner - who realized he needed professional assistance to sell his home. A Realtor came to his home & explained the local market & advised that he'd have to drastically reduce his asking price.
Luckily the home was in great showing condition & in a good neighborhood. Within a month they had an accepted contract. Pretty good outcome.

With the market shift over the last year we are seeing many first time homebuyers buying homes. This is great for our real estate market. When first time homebuyers are able afford homes I'm happy. The past 2-3 years most could not afford a house here, unless they shared expenses with someone.
Things change. We have experienced at least a 20% decrease in home prices over the last year.
Honestly, I feel like we have about 10% to go down.
"Oh, no, should I wait to buy?"

I met with a very nice man a few months ago & we discussed a few homes he was having built in Cape Coral. He has different partners on each of these homes & we discussed in detail the current market situation. When we originally met we went over my marketing plan, track record & suggestions. He liked what I had to say & asked me to keep in touch.
So over the past few months I have sent him e-mails with comparable properties for sell, sold & pending sale. We have spoken a few times in that timeframe as well.

Basically, they have decided what major real estate markets will see the largest decline in values. They have determined where the peaks were & have guessed on where the bottoms will be.

I know this is sort of a piggy-back to a couple of great guys' blogs - namely Broker Bryant & Brian Brady but it is inspiring all the same.
I keep hearing from many agents that 'the market is tough' , 'we're in a down market' - even comments as outlandish as 'there are no buyers'. This is crazy. I can understand comments like 'we're in a more stable market', 'the market is more balanced' or 'there's more inventory for sale', etc.

While we are still seeing a decline in most residential markets here locally we are seeing more and more commercial developments. Cape Coral has been behind in commercial growth for years. Slowly, we now have about 8% commercial. A recent article in the news-press examines this. Many of my clients & prospective clients have been worried about the current market conditions. My opinion is that now is the best time to be a first time homebuyer in our area. The prices of homes have actually been declining making them once again affordable. In SW Florida we experienced price appreciation of 20-30-40-50%+ a year depending on type of property & location over the past 2-3 years. We knew this couldn't go on forever but it was fun while it lasted.
