Unfortunately it wasn’t the best perception of Cape Coral, Florida. So here’s my take….

Prices are down – yes. They are down. Why? Because investors, I mean speculators tripped over each other to put money down on houses, land & new projects in 2004-2006, peaking in 2005. People who had no information about the area other than “my buddy made some money in Cape Coral real estate” started buying houses here.
Many builders wanted to help these un-savvy investors & offered great deals like $1,000 down … (3 comments)

We keep hearing about it everywhere.
The value of the US Dollar is down...
I just converted $250,000 USD to Euros - Guess what? That's only $170,498.21
Our US Dollar is currently equal to .68 EUR
In Canada that same $250,000 USD converts to just $240,777.34
Our US Dollar is currently equal to .96 CAD
Our real estate prices continue to decline...
There are financing programs for foreign nationals....
We live in paradise. We truly do...

cape coral homes: When a Rehab / Short sale is NOT the best option - 11/01/07 06:31 AM
I'm currently working with buyers who are looking for .... what else...A GOOD DEAL. They are stuck on buying a bank owned or short sale property though. Problem is much of what they've looked at needs a ton of work & it is taking weeks to get any responses back from the banks.
I've suggested nicer homes to make offers on where we can negotiate directly with the sellers.
Because unfortunately many agents in our market place think they know how to handle a short sale when in fact, they have no clue. Yes, sometimes it is just plain difficult to deal with … (5 comments)

According to The 2007 Report out by the Milken Institute, Cape Coral/Ft. Myers still ranks #13 as "2007 Best-Performing Cities in the United States". The decrease from # 2 to # 13 comes from the change in the slowing construction market. Overall, the job & wage growth is still very high.
According to the report, health care services & social assistance sectors added 2,300 & 900 job respectively. There has also been much growth in the financial services sector & more businesses have set up shop in our area.

There is no doubt that foreclosures on the rise here in Cape Coral, Florida. The statistics are showing more & more homeowners facing foreclosure.
