Cape Coral, Florida still has alot of vacant land left to develop. Most of the lots are subdivided into 1/4 acre parcels though. So when we are fully developed, we will have a very dense city. Build out is now estimated for the year 2020.
What is the average sized home lot where you live?

Wondering how much vacant land in Cape Coral is going for?
Off water lots are down to just under $50,000 in some areas. Last year most of our lots were starting just under $90,000! Yes, that hurts if you purchased on the high end last year & wanted to sell this year but if you are holding on for longer term it will be fine.

While the fall season is different in other parts of the country, I'd like to share with you what I like about Cape Coral this time of year.
The cooler, dry air makes me happy. It's refreshing. Yes, I miss watching the leaves change colors (I grew up in Indiana), it's also nice to see everything GREEN year round.

You too can fly to Florida for a free steak dinner & be whisked away to look at swamp land...err I mean vacant property. For $50 down & $50 a month you too can own your own piece of the sunshine state.
Yes, that's REALLY how it all got started here. It's amazing isn't it? You can check the tax rolls in Cape Coral & see that the original buyers were from all over the country and the world. They mostly purchased one or two parcels each. Most are classified as 'disqualifed mail order sales'.

I can't agree with you more but my house has Western exposure so I get the great sunsets from my backyard. Can't complain right?
Well here is a photo I took a while back from my backyard, yes the bay is only about 2-3 miles due West.

I have had this house listed for a few months now - in SE Cape Coral - with its central water & sewer hooked up & paid for as well (this is a big PLUS in Cape Coral).
When we first listed we were a little high but that's just when the market had began to slow down so we didn't know if it would keep heading down or come back up.

I have a question.
Anyone who sells a lot of vacant land - do you use aerial photos in your listings? If you do, do you ever add to them? I typically use aerial photos on my vacant land listings but just recently started adding additions like the one to the left.
Basically, the land is located very near Charlotte Harbor & the preserves & instead of just telling prospective buyers about this I decided to show this.
 A picture is 'worth a thousand words' right? I have used aerial photos to add 'approximate dimensions' & that has worked nicely too.

While we are still seeing a decline in most residential markets here locally we are seeing more and more commercial developments. Cape Coral has been behind in commercial growth for years. My opinion is that now is the best time to be a first time homebuyer in our area. The prices of homes have actually been declining making them once again affordable. In SW Florida we experienced price appreciation of 20-30-40-50%+ a year depending on type of property & location over the past 2-3 years. We knew this couldn't go on forever but it was fun while it lasted.
