Baby it's cold outside! We woke to temperatures in the 40's this morning! Brrrrrr! Nothing to worry about though, it is already up to 70 and headed to 80 again by Friday! It was actually refreshing this morning and it is always fun driving around Cape Coral and looking at people dressed like it is 20 below wearing hats, mittens and even ski jackets!! I have been reading post after post on the frustration of short sales! And yes I agree they are not easy and very frustrating at times! Here in beautiful Cape Coral, Florida we have literally thousands of homes listed as short sales! We have found that patience is the key and if your buyer is willing to wait it will pay off! Within the last week we have been able to close on 3 short sales for our buyers! The average time from making the offer to closing was 3 months! Agents are leaving the business in record setting numbers! I was reading that 86% of agents are out of the business in less than a year and only 7% ever renew their license! I guess the perception of the real estate business being easy is far from the truth! I see agents come and go everyday and it has become an everyday occurence to see people who got into this business when it was a buyers market leaving and getting a "real job." My last post asked," If we have reached the bottom yet?" Well today we had a young couple come into the office and they wanted to find out if they could afford a home! They spoke to our mortgage representative and they found out they were qualified up to $90,000. Oh well we thought, save some money and we will look again in a year or maybe you can look in another area! This is the most asked question in the southwest Florida real estate community! The million dollar question and I am amazed at all of the responses that I hear to the same question! After 28 months of sitting and waiting, prices have rolled back to 2001 levels! Buyers are all over town and transactions are once again closing on a daily basis! Where is the bottom? If you called your doctor and told him you had a rash and you asked him to meet you in the Walmart parking lot, what would his response be? If you called a lawyer and told him you had a matter to discuss with them, could he meet you outside of Burger King, how would he respond? Or you called your accountant and told them you would like to review your taxes, could she meet you in front of Starbucks, how would she respond?
