fort myers: Cape Coral real estate..... - 03/19/10 09:38 AM
Newly released by the Realtor® Association of Greater Fort Myers & the Beach, Inc:
In February, our members sold 1,141 single-family homes, which is 21.9% above last year and 12% above the prior month. The median price of a single family home in the Greater Fort Myers area was $85,000, down 5.6% from $90,000 a year ago due to the continued influence of distressed properties on the market. Buyers from around the country (and the world) continue to be attracted to our area because of the affordability, the low interest rates and the looming deadline for the home buyer tax credit.

fort myers: Call 911...there is a cloud in my backyard.... - 10/16/09 01:18 AM

Call 911...there is a cloud in my backyard...oh wait...never mind...it's gone now...
You can have some of this AWESOME weather too but you better hurry.  Paradise is selling fast!
There are currently:
2113 single family homes for sale in Cape Coral, FL
(November 2008 this figure was over 4200)
1599 homes have sold in the past three months
That leaves us with an absorption rate of: 3.9 months
What does that mean?
Let's say that not another house went on the market.  How long would it take to sell the existing inventory?  Only 3.9 months....
Rule of … (4 comments)

fort myers: There is nothing worse...{{GULP}} - 10/12/09 12:37 AM
There is nothing worse than having to call a customer and say, "You know that house you were interested in?  The one you were considering putting an offer on....?  The one you loved....? Well it just went under agreement with someone else."  {{GULP}}
In changing markets Realtors have to reveal, explain, and educate their clients.  Not so easy.  How do we say, "You better hurry on this one" when for the last several years it's been a buyers market?
Southwest Florida is seeing some changes.  Let me explain:
Are prices still ridiculously low?  Yes.
Are investors back? Yes, but it's the … (16 comments)

fort myers: Lee County Florida Lis Pendens--early signs of Foreclosures..... - 09/03/09 02:03 AM
Lee County Lis Pendens filed.........
First, what is a lis pendens?  A lis pendens is a written notice that a lawsuit has been filed with the courts concerning real estate. You could kind of call it...one of the first indicators of a possible foreclosure.
Everyone's talking about foreclosures.  Are they slowing down?  Will there be a new wave?
It is important to keep in mind that not every lis pendens filing will turn into a foreclosure but I've been watching the overall numbers for a while now...waiting for a sign.  Regardless of what we are feeling, we are in a little … (1 comments)

fort myers: Cape Coral, FL Absorption Rate........ - 11/01/08 02:27 AM
Cape Coral, FL Absorption Rate....
First, what is an absorption rate?
It is the amount of real estate that will be sold in a certain amount of time.Let's say that not another house went on the market.  How long would it take to sell the existing inventory?
In the past month there were 480 single family homes that sold in Cape Coral....with a little over 4200 homes currently on the market; this means that there is a 8.8 months absorption rate (it would take 8.8 months to sell everything on the market).  Not bad compared to where we were at a … (2 comments)

fort myers: The Cape Coral (SW Florida) market is picking up....... - 03/07/08 09:13 PM
Yes, you heard me right..........the market is picking up.  I have been incredibly busy and so have other full-time Realtors.
Today the News-Press reports 'Lee County pending home sales up dramatically in February'.  I can't wait to see March figures.  Check out: http://www.news-press.com/apps/pbcs.dll/article?AID=/20080308/RE/803080409/1003/ACC
Multiple offers are flying everywhere.  Out of the last 13 offers I've submitted; 12 have been in a multiple offer situation.  To think, multiple offers were almost instinct six months ago.
What's moving?  The lowest priced properties are getting the attention.  Whether it is gulf access homes, off-water homes, freshwater lots, or gulf access lots....the properties priced toward the bottom of … (7 comments)
