Lee County Lis Pendens filed.........
 First, what is a lis pendens?  A lis pendens is a written notice that a lawsuit has been filed with the courts concerning real estate. You could kind of call it...one of the first indicators of a possible foreclosure.
 Everyone's talking about foreclosures.  Are they slowing down?  Will there be a new wave?
 It is important to keep in mind that not every lis pendens filing will turn into a foreclosure but I've been watching the overall numbers for a while now...waiting for a sign.  You tell me what you see......

Members of the Association closed 1,340 single family home sales in December, bringing the total for 2009 to 16,789; this is a 91.4 percent increase vs. 2008 when 8,768 homes were sold.  Of the December sales, 48.3 percent were bank-owned, 18.2% were short sales and the remaining traditional sales made up 33.4 %. The median price was $89,929, which is 8.0 percent lower than the prior December; however, the median price continues to be driven down by the number of bank-owned and short sales properties. 5 years ago I was 20 years younger...
It hasn't been easy working in the real estate profession for the past couple of years but it sure has been rewarding.  We changed from a ‘go go' market, to an ‘ut oh' market, and short sales everywhere in between

Ashamed to admit it...but I had never been to the Cape Coral Oktoberfest until last night.  What was I thinking?  Well...maybe I work too much...but that story is for another blog.
 This year the Cape Coral Oktoberfest is held two weekends in a row...October 16-18 and 23-25; 4pm to midnight Fridays, noon to Midnight Saturdays, noon to 9pm Sunday...at the German American Social Club, 2101 Pine Island Rd, Cape Coral, FL.

Like a five year old in the backseat......
We have now found with the invention of the internet; that a Real Estate market can change on a dime.  We've seen the Stock market change on a dime too (many times before). 
But a Job market?  It's a slow moving market that has presently picked up way too much speed (in the wrong direction)....It usually does not change on a dime....what will happen is unemployment claims will start to slow down....jobs will then stop being lost (stabilize)...and then slowly the Job market will move in … (4 comments)

The weather is changing.....
Yep, it's official.  The next 10 day weather outlook has the high of the day between 84-89 degrees.  No more 90's.  The seasons are changing and so is the Cape Coral real estate market.
This morning's real estate report shows in the past 24 hours there were:
         46 - New residential listings in Cape Coral
         39 - Homes in Cape Coral went under agreement
         49 - Homes sold 
 More homes sold than came on the market. WOW! 
 Word is out....DEALS galore!  But lots of buyer competition so you need to be aggressive.  These deals … (2 comments)

FAST MOVING MARKET...........Low Prices!  Transactions way up!!!
We are in a huge foreclosure market...over 2,000 pre-foreclosure filings per month.
Prices are low....3 bedroom/2 bath/2 car garage homes built after 2000 for 65K-you don't need to be a brain surgeon to figure out it's a deal.  And buyers know it.  I had three different buyers out before 12:30 yesterday.
50% of our listings (3900+) are short sales.  The good news is that banks are now working with us to get them closed.  More than twice as many homes sold in Cape Coral in 2008 than 2007.

Yes, you heard me right..........the market is picking up.  I have been incredibly busy and so have other full-time Realtors.

Multiple offers are flying everywhere.  Out of the last 13 offers I've submitted; 12 have been in a multiple offer situation.  To think, multiple offers were almost instinct six months ago.
