falmouth ma real estate: May Brings Stronger Seasonal Momentum For USA Real Estate - 05/07/26 03:53 AM
May Brings Stronger Seasonal Momentum For USA Real Estate
May typically marks one of the strongest months for home sales as spring buying activity peaks. Seasonal patterns show existing-home sales often rise sharply month-over-month while homes spend less time on the market and attract more interested buyers.
Mortgage rates currently sit in the low-to-mid 6 percent range with some recent easing. Combined with growing inventory in many areas, this creates a more balanced environment than early spring. Active listings have increased year-over-year, giving families more options to consider without the extreme competition seen in prior tight years.
Buyers benefit from the added choices. More … (0 comments)

falmouth ma real estate: Pending Home Sales March 2026 Beat Forecasts - 04/27/26 04:17 AM
Pending Home Sales March 2026
Pending home sales rose 1.5 percent in March to an index reading of 73.7. This beat economist forecasts and points to some underlying demand even as the broader market moves at a measured pace.
Contracts to buy previously owned homes signal future closings in the coming weeks or months. The modest monthly gain came despite mortgage rates holding near 6.3 percent and ongoing affordability challenges. Year-over-year pending sales dipped 1.1 percent, reflecting the cautious environment many buyers face this spring.
Inventory stands at 1.36 million units, up 3 percent from February and 2.3 percent from last year. This extra … (1 comments)

falmouth ma real estate: Spring Rates Drop Inventory Up - 04/24/26 04:08 AM
Spring Rates Drop Inventory Up
Mortgage rates pulled back this week from recent highs. The 30-year fixed rate dropped to around 6.37 percent after hitting a seven-month peak. This modest decline offers some relief even as other factors shape buyer activity.
Active listings continue to rise in many areas. Inventory stands higher year over year, giving shoppers more homes to consider. New listings dipped in the most recent holiday-affected week, yet overall supply trends upward. Median listing prices show softness in many markets, with year-over-year declines marking extended periods of flat or negative growth.
This combination creates practical openings for buyers. More choices and … (3 comments)

Slow Spring Start Creates Real Estate Buyer Openings
March existing-home sales slipped 3.6 percent from February to a seasonally adjusted annual rate of 3.98 million units. This marks a cautious beginning to the spring season despite more homes reaching the market. Median sales price rose modestly to $408,800 while inventory edged higher to 4.1 months of supply.
The slowdown appears tied to mortgage rates holding in the low-to-mid 6 percent range and buyers remaining selective. New listings have not surged as strongly as hoped in some regions, yet active inventory has grown enough in many metros to reduce bidding pressure. Homes now sit … (1 comments)

Southeast Yards Glow with Vibrant Plants

Warm, humid Southeast conditions call for plants that thrive in heat and deliver bold color with minimal effort. Strategic choices transform front yards into eye-catching spaces that welcome buyers and neighbors alike.
Azaleas top the list for spring displays. Encore varieties extend blooms into summer with repeat flowering in shades of pink, white, and purple. Crepe myrtles add height and long-lasting summer color while providing winter interest through peeling bark. Gardenias fill the air with fragrance and glossy green leaves. Liriope forms neat low borders, and canna lilies bring dramatic tropical height.

Will The April Housing Market Hold A Steady Pattern?
The spring housing market has entered a holding pattern in early April 2026. Mortgage rates climbed to around 6.46 percent after five straight weeks of increases, reaching a seven-month high. At the same time, more homes sit on the market and median listing prices dipped slightly year over year.
Active listings now approach 965,000 units, up more than 8 percent from last year and the highest level since before the pandemic. Homes stay on the market about four days longer than in 2025. The median listing price fell 2.2 percent to roughly $415,450, the … (0 comments)

Best Plants for Curb Appeal by US Region
Smart plant choices boost a home’s first impression and help it stand out in the neighborhood. The right flowers and shrubs add color, texture, and year-round interest while matching local climate conditions.
Northeast: Cold winters call for hardy options. Hydrangeas (especially panicle types like Limelight), boxwoods, and daffodils provide strong structure and spring color. Add coneflowers and black-eyed Susans for summer blooms that return reliably each year.
Southeast: Warm, humid conditions favor vibrant choices. Azaleas, Encore azaleas, crepe myrtles, and gardenias deliver bold spring and summer flowers. Use liriope as a low border and tropical-looking canna … (3 comments)

Why Most For Sale By Owner (FSBO) Real Estate Sales Cost Sellers Money
(See yesterdays post for the reasons in favor FSBO.)
Many homeowners consider For Sale By Owner, known as FSBO, to save on commissions. However, strong evidence from recent years shows this approach often leads to lower final profits and added stress.
FSBO homes typically sell for significantly less than homes listed with experienced agents. National data indicates FSBO properties sell for $50,000 to $65,000 lower on average, even after skipping the commission. On a $400,000 home, this gap more than cancels out any commission savings. The main reasons include incorrect pricing, … (2 comments)

The Case For FSBO: FSBO Sellers Can Save Big on Commissions
Tomorrow: The Case AGAINST FSBO (For Sale By Owner)
Many homeowners explore selling their property without a listing agent through For Sale By Owner, also known as FSBO. Strong cases in favor of this approach center on major cost savings and greater personal control over the entire process.
The main benefit comes from avoiding the typical listing agent commission of 2.5 to 3 percent of the sale price. On a $400,000 home, this can mean keeping an extra $10,000 to $12,000 in the seller pocket. When the buyer already exists, such as a … (2 comments)

Price Cuts Rise as Spring Market Faces Tension
Many real estate professionals watch mortgage rates closely as spring buying season continues. Rates climbed again this week and now sit near seven-month highs around 6.5 percent. At the same time, more homes reach the market and give buyers extra choices.
Recent data shows existing home sales rose modestly in February. Inventory grew about 5 percent from last year and now offers roughly 3.8 months of supply in many areas. Home prices stay mostly flat with only tiny year-over-year gains. This combination creates a more balanced environment than buyers saw in recent tight years.

falmouth ma real estate: Showing Houses Can Be Deadly - 03/29/26 05:43 AM
Showing houses can be deadly. Real Estate Safety Tools Often Fall Short.
Many real estate safety products promise protection during showings and meetings. A recent article explains that most of these tools do not prevent attacks. They only help locate someone after an incident occurs.
The piece highlights a cold case murder of a real estate agent from 2011 where an arrest happened after 15 years. Experts note that panic button apps, basic monitoring systems, and many background checks react too late. These tools send alerts or location data once trouble starts, but they do nothing to stop the situation from happening in … (2 comments)

Spring Housing Market Gives Buyers More Room
Spring is here, and the housing market is waking up. Recent reports show existing home sales rose 1.7 percent in February to a yearly rate of 4.09 million homes. The median sales price sat at $398,000, up just a tiny bit from last year. At the same time, more homes are coming onto the market. Inventory now stands at about 1.29 million units, giving buyers more options than they had before.
For regular families, this feels like good news. More homes for sale means less pressure to jump into bidding wars. Buyers can take time to … (2 comments)

falmouth ma real estate: Why Repeat Buyers Dominate Today’s Market - 11/13/25 10:14 AM
Repeat Buyers Are Taking Over the Housing Market
The 2025 housing report shows a tale of two markets. Repeat real estate buyers, who are often in their 60s, are taking center stage, while first-time buyers struggle to compete.
Repeat buyers have built equity from past homes and can afford the down payments, or even pay all cash. This housing wealth gives them a strong advantage when bidding on homes.
Meanwhile, first-time buyers are often priced out, leading to a record-low share of the market.
For sellers, these real estate market changes means your most likely buyer is an experienced homeowner looking to downsize, relocate, or … (1 comments)

Why First-Time Home Buyers Are Falling Behind
The latest housing report from the National Association of REALTORS® reveals a major shift. Only 21% of buyers were purchasing their first home - the lowest number ever recorded.
Why? Homes have become too expensive for many first-time buyers. Rising costs, high interest rates, and limited listings make saving for a down payment tough. On the other hand, repeat buyers who already own homes and have equity can make larger down payments or even pay cash.
For sellers, this means fewer new buyers entering the market. Homes priced too high will sit longer. Pricing smart and working … (1 comments)

falmouth ma real estate: NEW STR BYLAW Proposed Falmouth MA - 10/07/24 07:46 AM
There is a NEW STR BYLAW Proposed Falmouth MA (Short Term Rental) that will affect owners of Falmouth Real estate if it is passed. In my opinion, It appears that it was written quickly and without attention to the details that are needed to correctly address this topic.
Here is why I have that opinion:
1) It limits a 'natural person' to only 1 short-term rental permit which means you cannot receive more than one STR Permit therefore you cannot own more than one short term rental,(Natural Person means no Corporations, LLC, etc.)
2) does not grandfather in those who operate  with more than … (0 comments)
