falmouth ma: Save Your Old Sports Equipment - Until March Or Drop It Off - 12/13/09 05:15 AM
When you are given a Christmas gift, or buy for your self, some new sports equipment this season, save the old stuff. In the coming months, the Falmouth Volunteers in Public Schools (VIPS) is going to have a "Re-Sale" for all donated items.
For 27 years, Falmouth VIPS has been enhancing education for Falmouth students. VIPS do a lot of things like tutoring, mentoring, and funding activities. In March of 2010, they will have the 2nd annual Used Sports Equipment Sale Fundraiser. You can either wait until March, or drop the items off in the VIPS office now. Call them for the … (0 comments)

falmouth ma: Appleseeds Clothing Catalog Films in Falmouth MA! - 11/19/09 01:01 PM
A short while ago I noticed a pretty woman sitting on a bench outside my Cape Group real estate office . Of course I notice pretty women, but this one had cameras and light screens and a crew all around her. It was like a version of Cape Cod's Next Top Model.
I watched for a few minutes and then asked what the pictures would be used for. It turns out that this was for the Appleseeds Clothing store catalog. They chose a few more locations on Main Street in front of a few different shops and restaurants.
I asked how … (2 comments)

falmouth ma: Falmouth MA 40B Project List - 10/20/09 02:58 AM
Have you ever wondered where the 40B (low income) developments are in Falmouth. The list below was provided to real estate professionals recently. The list includes the developer/applicant, acreage, zoning information, number of units, etc.
Some people don't want to be in or near a 40B subdivision. Their perception is that a 40B development is like the infamous "projects" so many cities have. But, this is not correct.
A 40B project is known as a "low income" development. This is not the same as Section 8 income assistance.  In a 40B development, 25% of the properties for sale are made available to buyers who have … (0 comments)

falmouth ma: Falmouth Accessory Apartments List - 10/20/09 01:36 AM
(While this information is specific to Falmouth, MA, a smart investor will take note and include the information as they research property in other locations.)
In the town of Falmouth, we occasionally have property for sale with "Accessory Apartments".  This means that besides the main residence there is an attached or detached "other" residence on the same property. While there are many Falmouth residences being used as accessory apartments, not all of them are approved by the town.
What does approved have to do with anything? Approved is a protection for tenants, owners, and even lenders. Without town approval, a property may … (0 comments)

falmouth ma: It was a beautiful day on Cape Cod! - 10/06/09 10:12 AM
The days are getting shorter already! But today was a beautiful day on Cape Cod! There were leaf peepers here on the Cape, trying to see as much of New England as one trip would allow.
I had some Italians (real ones, not just from the North End) in yesterday asking about how to get to the Vineyard. And there was a broker in from Colorado checking out the Cape. Today, others came from off Cape just to enjoy the off season on Cape Cod.
One tourist told me that the Avis rental agent at Logan Airport said they are renting … (0 comments)

falmouth ma: Julia O'Malley-Keyes is an Amazing Artist! - 09/09/09 04:56 AM
We had the Falmouth MA Cape CodMLS tour this morning. One of the homes for sale is owned by Julia O'Malley-Keyes. The home is actually a good value, but the home is filled with her art!
While the 4 bedroom 2 bath Cape style home is cozy, and the aparently buildable lot is an interesting added value, her paintings that look like photographs are very pleasantly distracting! She has the gift of being able to make her brush appear to be a photograph.
I found her on the Internet, but the duplicates of her realistic paintings that are on her site, … (0 comments)

falmouth ma: Car Show on Falmouth Library Lawn - 09/08/09 12:45 PM
There was a car show on the Falmouth Library Lawn last Saturday. I was in town opening the office and kept noticing an unusual stream of classic and collector cars driving by. Before long, they began to park on the library lawn across from my Main Street office. I took some pictures of the array. There was a Packard, many Corvettes, and various examples of other collectibles. It was quite a selection.

falmouth ma: Falmouth MA Assessing Notes - 09/03/09 06:52 AM
On Wednesday, Trish Favuli from the Falmouth Assessor's office met with the MLS tour attendees and answered questions. Here are my notes:
The fiscal values for 2010 will be based on sales in 2008.  But, the new tax rate won't be calculated until the town meeting members decide if there will be a newer higher meals and room tax.  New assessments will be based on sale values.  Foreclosures are not used when comparing properties in the assessor's office.
Some betterments do not show up online (nor on telnet) - so beware when researching prospective listings. The New Silver Beach betterment will … (0 comments)

falmouth ma: July 4th Parade on Martha's Vineyard - 07/06/09 02:12 AM
I was on the Vineyard for the 4th of July.  This year we made it early enough to the family picnic that we got to see the "parade" in the Oak Bluffs Campgrounds. For over a decade, the summer residents have dressed up and paraded down Clinton Ave to the Tabernacle (where we got married in '85).
The pictures below are a sampling of the spirit and fun of the day.  After the parade, we enjoyed a great cook out hosted by my wife's aunt and uncle.  After the cook out, the kids and some "psuedo adults" went to state beach … (3 comments)

The summer has begun!  The parade for the Falmouth Commodores down Main Street in Falmouth MA took place this week.  There were cheerleaders, and fans, and trumpets, and lots of activity announcing the opening of the Cape Cod Baseball League!
The Commodores are the Falmouth team in the league.  Players come from all over to play at a high level of competition and many go on to Major League Teams!  It is a summer league where the best players from colleges all over the country come to Cape Cod to play for the summer, and most are scouted by agents from MLB.  … (0 comments)

falmouth ma: Another Beautiful Day On Cape Cod! (pic) - 05/16/09 04:34 AM
I showed a nice colonial today to a great couple!  They liked it and now their current home needs a buyer.  Anyone looking for a great 3 bedroom 2 bath Cape on Cape Cod?!  $319000, pics on my web site.
Then I drove down to see the end of the Coast Guard's annual water rescue in Nantucket Sound.  They had just ended when I got there but here is a picture of the beach on Surf Drive in Falmouth, MA.  Come and go for a swim!

It is a breezy and cool morning.  The tourists are starting to visit. Shops … (1 comments)

falmouth ma: Over 40 Swans Behind My House! - 05/15/09 03:58 AM
I couldn't believe there were so many swans behind my house yesterday.  I counted over 40!  They looked like a flock of snow geese at first.
As I approached, they all craned their necks and I thought I'd get attacked, but they turned out to be more afraid of me than I was of their herd.

It's a beautiful Day On Cape Cod!

falmouth ma: Happy Mothers' Day - 05/10/09 05:39 AM
It is a beautiful day on Cape Cod (Falmouth).  My mom died a few years ago as the result of a fall.  My mother in law is nice, but I'd like to have mom back.  Take some time today to tell your mom what's on your mind.
My wife and her sister are taking their mom out later this afternoon.  Then 2 of my girls are fixing dinner for their mom.  The other two have already called from college.
My mom would have loved this beautiful day.  Bright, cool, windy, and a Red Sox game later.
Happy selling and listing.
