real estate agent links: Do you like to see text links or Thumbnail pic links before you click? - 01/02/10 08:43 AM
In an effort to make my free real estate directory more user friendly, we are considering changing the text only links to thumbnail pics of each site we link to. Do you like having just a text link or do you prefer to see a thumbnail of the site you are being directed to as part of the link?
I do this for free to agents, have been for ten years. If you aren't linked, we just haven't found you yet - we do still have to sell real estate you know...
I just added the thumbnails to the Woodbridge VApage … (8 comments)

real estate agent links: New Acceptable Radon Levels Published by W. H. O. - 09/24/09 12:39 AM
The World Health Organization has decided that the acceptable level of Radon in a property is now 2.7 pCL/l instead of 4.0 pCL/l. This means that MOST of the US is now a Zone 1. The old Radon map of the US currently shows three zones with Zone 1 indicating possible levels of Radon exceeding the 4.0 range, zone 2 ranges from 2 to 4 pCL/l and Zone 3 are the areas of less than 2.
So the new map, when it is redone, will indicate 2 zones: areas of over 2.7 and all the other areas.
If you want to see … (6 comments)

real estate agent links: The Average Web Site Is Down How Many Minutes? - 09/16/09 12:11 AM
I receive weekly updates from a few site monitors. Some are sales gimmicks and some have interesting information.
Today one of them mentioned that of the over 1 million sites they are monitoring, the average down time is almost 1 hour. Over a week that doesn't seem to be too bad. 24 x 7 = 168 hours so one hour may not be a problem.
But, if that hour is during the time a customer was searching for you, it could be a problem. Such a small amount of downtime is less problematic than other Internet issues. Most people have learned … (0 comments)

real estate agent links: Real Estate Is A Courageous Business Effort - 09/15/09 11:53 PM
"Courage is the form of every virtue at the testing point." CS Lewis
The real estate business is a business that could be called courage inducing. There is no guaranteed paycheck for a commissioned salesman. There is only the possibility of success. And with each success, the possibility begins again.
Throughout each part of a transaction, from the initial meeting to the deposit of the check after the sale, courage is a requirement.  Sometimes courage is required to make the initial phone call.  Sometimes it is required to co-broke with an obstinate business person. Sometimes courage is required to choose what … (3 comments)

real estate agent links: NAR data shows pending sales up for the 5th month in a row - 08/04/09 11:53 PM
The NAR reported yesterday that pending home sales are increasing for the 5th straight month.  This real estate trend hasn't happened in a few years.  Of course we all remember that during the boom, there were record increases year after year until the collapse.
Now, people have settled in to the idea that there has been a correction, that prices are more reasonable in most parts of the country, and that this is a good time to buy if you have the opportunity.  Coupled with the first time buyer incentives that expire at the end of November, and the market from … (0 comments)

real estate agent links: 91,000,000 results in a search this morning - 07/21/09 03:41 AM
So I ask you, does having 91,000,000 results in a search for real estate help or hinder a customer's understanding of the real estate market they are looking to buy or sell in?  I don't think it helps. I search my own MLSs every day.  Because I do it every day, I know where to look, what to look for and HOW to look.
Even looking at the name of the listing agent in an MLS listing can tell me more about the listing than any picture can.  Many agents have tendencies - price too high, embellished descriptions, pictures of a beach when … (3 comments)

real estate agent links: Top of goo gle in 24 hours! One trick. - 06/18/09 06:46 AM
I was at a meeting this week where one guy said he'd won a bet because he'd gotten his site to the top of goo gle in 24 hours.  I listened to see if he was selling some "latest" tool or if he had some "black hat" type of seo spoof.  In fact, he had found a niche that many of us are not exploiting.
It is zip codes. Many of us don't include the zipcode of the town we work in on our pages or in our seo coding. If you list property, list the zip codes you have listing … (15 comments)

real estate agent links: Radon Gas Information - 05/10/09 09:58 PM
The EPA has produced a brochure about what radon is and how it affects people that we have summarized here for faster reading. The whole publication can be read on the Environmental Protection Agency web site.
This gas comes from the natural breakdown of uranium in soil, rock (like granite), and water. It is "off-gassed" out into the air. A simple venting system is the most common method of fixing a radon concentration in a property.
Should you test the property you are buying? Sure, why not.  But, don't make it more of a concern than other parts of the condition … (3 comments)

real estate agent links: Best Explaination of Mortgage/Financial Crisis - 04/28/09 12:54 AM
This explanation was offered by a mortgage professional.  After searching the Net, I can't tell who's explanation it was originally, but it clearly explains what happened....
Heidi is the proprietor of a bar. In order to increase sales, she decides to allow her loyal customers - most of whom are unemployed alcoholics - to drink now but pay later. She keeps track of the drinks consumed on a ledger (thereby granting the customers loans).  Word gets around and as a result increasing numbers of customers flood into Heidi's bar.
Taking advantage of her customers' freedom from immediate payment constraints, Heidi increases her … (2 comments)

real estate agent links: Where did they look for property in April? - 04/27/09 07:23 AM
Can you believe May is only a few days away.  The sun is shining and the weather is improving and the Red Sox are beating the Yankees...  (I'm a Texan, but here in New England, you have to mention the Red Sox when they are doing well.)
I will be posting the monthly results that we prepare from the search activity on  Because the average "real estate researcher", sometimes called a buyer, is now looking on the net for over 6 weeks before they schedule anything with a broker or agent, this surfing data is interesting.
When the data is … (4 comments)

real estate agent links: The Tax Credit Might Be A Loan, Or Not - 03/21/09 08:41 AM
The tax incentive for buying real estate has made it out to the public.  It is a credit or a loan.  It has to be paid back, or not.  It can used in 2008, 2009, or both.  Simply put, it may or may not, you can or can not, you do or you do not, maybe.
If you didn't own a house for three years prior to the closing date of your new property, you get to claim either the credit or the loan, but not both.  You get the loan if you took ownership in 2008.  You get the credit … (6 comments)

real estate agent links: Beware the SEO Emails - 03/20/09 09:27 AM
Here's what I think you need to know about your own site before you answer the latest email you received from the "greatest seo guru".
First, are you in control of your code?  If you are using a template, you may not be able to change much of the seo coding.  If you have control over the code, how much?  Can you change the layout? Can you change the links? Colors? What?  It is not necessary to know how - just know what you can do with your site.  You have to know before you know what a programmer can fix.
Second, who … (6 comments)

real estate agent links: Real Estate MA: the ups and the others - 03/20/09 09:03 AM
Real Estate in MA is still moving.  There are pockets of good and not as good.  Last year the Attorney General of MA put foreclosures on a 90 day hold.  It appears that had both a calming affect and now a downward influence on pricing once again.
As many of those properties that the banks could have foreclosed on, are now being taken by banks, prices are seeing another decrease.  The number of owners learning how to "ask for the note" when their property is in foreclosure is increasing so we may see another delay in the foreclosure process.  Maybe by … (3 comments)

real estate agent links: Taxes on Cape Cod - 03/19/09 02:20 AM
I am often asked what the tax rates on the Cape are.  While we do have a state income tax, we don't have a lot of taxes that other states do.
Here are the latest tax rates for the towns on Cape Cod.  The residential rates are set by the towns and approved by the state/commonwealth.  They are published on the MA state web site, but the last updates were in 2006.
These are the residential rates per $1000  (the rate x the assessed value = tax bill)

real estate agent links: Swans on Bourne's Pond - 03/19/09 12:54 AM
Bourne's Pond isn't actually a pond the way I understood one growing up, because it opens to the Atlantic Ocean.  But here in MA a pond is defined a little differently - especially on the coast.  Here a pond is a body of water smaller than a lake, usually fed by a stream, but mostly still.
Bourne's "Pond" has tidal action and lots of coming and going of water, but it is 2 miles from the top inlet to the bottom ocean outlet so maybe some of it moves more than the rest.  We canoe out here and catch/release a few fish … (4 comments)

real estate agent links: Official Site of Mashpee Wampanoag Tribe - 03/18/09 04:06 AM
Recently the Wampanoag Indian Tribe was recognized by the US government.  For decades, the tribe has worked toward recognition.  As the Indians who helped the Pilgrims survive in a new world, their place in history has always been fact.
Their web page has useful and informative history, culture, and current articles.  There are updates about the tribe's business activities, events, and agendas on the website.  They have videos and pictures about various topics.
If you are coming to Cape Cod for the summer, see if they have a local event planned.  The annual Pow-Wow every summer is an interesting view of history and culture.  Indians … (3 comments)

real estate agent links: Donate the Bonuses to New Orleans! Lets start a movement! - 03/17/09 02:44 AM
I have a solution for the "bonus" problem at AIG and other similar companies.  Instead of dealing with all the BAD publicity, why not donate the funds to organizations that are rebuilding New Orleans homes?  They could donate to construction groups, to groups that house volunteers, or to groups that feed people.
If the AIG bonuses were donated - $165 million -  that would go a long way to help Louisiana real estate!  It would also help turn the bad publicity into GOOD publicity!  Who would argue with helping to rebuild the Katrina areas.  (3 of my daughters have been down … (4 comments)

real estate agent links: Is "Mark To Market" why they aren't lending? - 03/12/09 05:27 AM
It seems that because of Mark to Market, some of the bail out money given to banks has only helped re-balance their out of balance ratios.  They still can't make new loans because that would cause their ratios to move out of balance again.  The ratios I am speaking of are the deposits to loans ratios every bank is required to maintain.  Those ratios are for banks like the old 28/36 ratios were in the old days for buying real estate.  Less than 28/36 meant you were a buyer.  29/37 meant you were out of balance.
Simply put, "Mark To Market" … (6 comments)

real estate agent links: Can you really delete yourself? - 03/10/09 08:46 AM
When you are tired of all the time you spend on all the social sites, what do you do to end your account?  I was surprised to find out that it isn't always easy to delete yourself.  Of course the time you spent updating them all should now be taken up by all the increased listing and buying activity you are involved in!
There was an article today in PC Magazine called "How to Delete Accounts from Any Website" that is pretty interesting.  The list of sites they address goes to show how many different places can take up your time.  Because we are … (15 comments)

real estate agent links: Dolphins in Quisset Harbor, Falmouth MA, Last Night And Today! - 03/07/09 05:15 AM
Last night my daughter called me from Quissett Harbor excitedly telling me she was looking at dolphins.  I was in the process of adding links to a few AZ real estate sites to so I couldn't run right down there.  But, as soon as I was done, I drove the 3 miles from my office to the harbor and got to see them myself!  The sun was setting, but sure enough there were dolphins.  (Quissett Harbor is on the West Coast of Falmouth MA - yes there is a west coast on the east coast!)

I just got … (0 comments)
