real estate listings: Pictures Of A Beach? But The Property Doesn't Even Have WaterView!? - 01/18/10 01:33 AM
I saw a new listing today that is not waterfront, but the agent made the first picture a picture of a beach!? This is frustrating to me. I work very had to present our company listings with WYSIWYGpictures. WYSIWYG means What You See Is What You Get. It is pronounced wiz-ee-wig.
It seems to me that there are no "rules" for adding pictures to a listing. I consider this a form of bait and switch advertising. When I am showing listings to customers, I often have to say, "That property doesn't have A view - let alone That view." This often causes … (0 comments)

real estate listings: An interesting legal case in Boston. - 01/23/09 12:01 AM
This is for brokers more than people looking for real estate who may be reading my personal blog.  Although, it is an interesting glimpse into some of what is going on in the real estate business apart from listing and selling property.
There is an interesting legal case in Boston MA.  As I understand it, a website has gone from being a place for posting listings to a full fledged real estate company.  Some of those who invested in the site were existing real estate companies.  They were blindsided by the switch from domain to real estate company.
Why is this … (26 comments)

real estate listings: The over pricing hangover. - 12/03/08 04:56 AM
So if you read this humorously with an "Andy Rooney of 60 Minutes" voice, you will capture my intent more clearly.  Here goes.
Did you ever take a real estate listing that you knew was over priced?  Any experienced agent or broker can probably answer yes to this one.  Why do we take over priced listings anyway?  Is it because we don't want to hurt the feelings of the owner?  Or maybe we don't want the competition to get the listing instead of us.  Maybe it is our first listing and we just want one on the books.  Or maybe we haven't … (3 comments)

real estate listings: The Top Ten List for August is in! Whodathunk Arkansas and Alaska?! - 09/09/08 08:56 AM
Whodathunk you would see Arkansas in the Top Ten list.  It does have over 600 cities and towns, but what is going on there to attract real estate searches?  Maybe you agents and brokers from Arkansas can shed a little light.  Of course Mrs. Palin's notoriety may have been a partial cause for Alaska's inclusion in the top ten.  I know Alaska a little.  I ran a placer gold mining operation up near Denali in the early 80's and my cook stayed there and turned into a politician.  (I hope he legislates better than he cooked, LOL!!)  Iowa has gained attention because of … (2 comments)

real estate listings: Helpful information about recent MA foreclosure process changes. - 08/09/08 08:18 AM
If you or someone you know is facing foreclosure of their MA real estate, there is a little help coming from the state.  In April of this year (2008), banking commissionser Antonakes placed a letter on the state website at the address below.  The letter is an interesting additional step that the state seems to have added to the foreclosure process.
The letter states that the foreclosure process has to include an online filing on the state's website.  This has not historically been part of the process in MA.  The letter says in part, "all financial entities with a benefit or interest in … (0 comments)

REindex.com, The Site Engine has released its Top Ten States Surfed for Real Estate and Illinois real estate was in the list.  So why are people looking at IL real estate?  The Bloomington/Normal, and Decatur areas have had simple appreciation growth over the last five years of more than 15%.  Champaign/Urbana, Rockford, and the Lake and Kenosha Counties have grown over 25% in the last five years.  The Chicago/Naperville/Joliet, Kankakee/Bradley areas have grown over 35% over the last 5 years.  Springfield, Peoria, Danville, have all had around 20% appreciation.

real estate listings: Poor California! - 07/26/08 04:32 PM
California was one of the Top Ten States Searched for Real Estate in the REindex.com report of the same name.  CA - There isn't much that can be said about the California real estate market that isn't already being said except, wait.  Waiting is what everyone there has to do.  There are no forecasts that show CA improving in 2009 from its current situation.  From San Diego to Sacramento, San Francisco to San Jose, the market there is just going to be rough.  The activity in CA is still strong because of all the people looking for a "deal on a … (6 comments)

real estate listings: New York has good reasons to look for real estate besides having a large population! - 07/26/08 04:23 PM
In reference to the Top Ten States Searched report that REindex.com just placed on its website:  NY - There are market areas of strength apart from the weight of NYC population that are the reason for so many people searching for NY real estate.  In an area that supports 2 teams for football, baseball, basketball, hockey, and who knows what else, there are just a lot of people that consider the NYC area the place to be.  Then there is the rest of NY.  Buffalo, Rochester, Albany, Syracuse, and Lawng-Eyelan, all operate on the outskits of a place where million dollar … (2 comments)

real estate listings: What if you could see where customers are searching? - 07/22/08 09:29 AM
What if you could see where customers are searching for real estate before they call to see a property, or apply for a mortgage, or ask about an attorney? Would you keep it a secret?  How could such information be gathered?  It would take a very extensive and very targeted web site.  And with this information, you would have a better idea of how to help yourself be in a position to meet customers' business needs as they start searching for real estate.  It could help you package your loan services, or closing services, or your listings to attract activity.  You … (6 comments)

real estate listings: This CITY is for sale! Yes, the CITY! - 06/27/08 03:59 AM
I get frequent emails from "Bert and Ernie's" or "Fred and Ethyl's" auction service that I delete without reading, but this one caught my eye - it is a city for sale!  The founder bought up the land that surrounds the entrance to a national park and tourist attraction in New Mexico years ago and built this city!  What a hoot - own your own city!
Hey, if you get a buyer for it, send me a souvenir!
