North Dakota was #3 in House Price Appreciation in 2007! Are people moving to North Dakota because when the floods from global warming come, they will be on higher ground? real estate listings: Will New Sale Price of Homes Affect Local Tax Revenue? - 06/02/08 01:54 AM
As sale prices of homes across the country adjust to the latest value levels, many local communities will be asked to address the question of how this affects tax assessments.  This may be the newest issue for the economy.  In many areas, the assessed value (not the same as appraised value) is not equal to the highest sale of each property.  With that said, there is already a "buffer" between the sale price and the assessed price that the taxing authority uses to value the home for tax purposes.
In my town of Falmouth, there were only 36 sales in 2007 that were … (2 comments)

real estate listings: What does the case against the NAR really decide? - 05/28/08 04:17 AM
The news about the Department of Justice versus the National Association of Realtors is being treated as a "we finally got those Realtors," type of decision.  But didn't the case just decide that you can't exclude one company from getting your MLS listings if you share them with other members?  If you choose to give/share your MLS listings to/with one company, then you need to let all companies have them.  Further, In my MLS, if you "opt out" meaning that you choose not to let all other sites display your listings through an MLS link, then you aren't supposed to use … (5 comments)

real estate listings: 10 questions before putting your listing on someone else's site. - 05/23/08 02:32 AM
They are all important, so they are all numbered 1.  The list is below.  As you read the questions, ask yourself which you think is most important?  And, are you following the leads of others, or leading the followers?  Listings are the inventory of your personal business.  Do you treat them with the respect they deserve?  Do you have the same approach to your inventory that other businesses have?
1. Will you have to go to the site to change the listing for price or status changes?1. Will the content you place there help or hurt your own web site rankings? … (7 comments)

real estate listings: Listing Picture Suggestion - 04/14/08 03:41 AM
Taking a good picture of a listing is an imperative in this business.  Most homes can be made attrative with a camera and others - well, there are others.  One thing to keep in mind when taking the pictures, is that the angle you shoot from can actually put a bad feeling in a viewers head uncontiously.
When you line up your picture, try to keep the lines verticle and horizontal.  If you are taking the picture from below or from above, the picture can have what is called "parallax" lines.   This is where vertical lines tilt inward at the top or … (4 comments)

real estate listings: I just got my TradeMark Approved! REIndex.com, The Site Engine(sm) - 03/13/08 01:44 AM
REindex.com, The Site Engine(sm) has been approved as my Trademark/Servicemark for my website!  I have been quietly building this web portal for 8 years to help any listing agent get found by directly linking to their site whether they request it or not.  I even paid 5 teenagers last summer to review real estate pages for me so we could link to more sites more quickly.
I am a listing agent and became frustrated with all the sites that compete for search engine results with me and the other listing agents in my town.  Most of the sites that the search engines show are lead … (0 comments)
