According to preliminary data released on Friday November 16th, the Falmouth MA Real Estate Median Price is up 11% in October 2018.  In my earlier blog, I reported that the Cape Cod and Islands Association of REALTORS® (CCIAOR) reported a $49,900 increase over last October's median price for properties across The Cape. In Falmouth, that median price is even higher,  +$51,425.
Comparing 2018 to 2017 Year-to-Date sales, 42 fewer homes sold in Falmouth in 2018 than in 2017, but the annual median price is actually up even higher by 13+%, to … (1 comments)

How is the Cape Cod Real Estate Market so far this year? Here's an Update of the stats thru Mid July 2017. I know Holly and I have been busy.
According to preliminary data released last week by the Cape Cod & Islands Association of REALTORS® (CCIAOR), there were 576 homes sold in June 2017. That number is made up of the following categories and numbers:
449 single-family homes and 127 condominiums. The median sales price was $400,000 for single-family homes.  For condominiums the median was $259,990.
Compare these numbers to last Last June (2016) when 642 homes sold.

The cleanest data is found in the actual MLS.  Any reliance on a data provider that is not the actual MLS may cause mistaken conclusions. Correct data in any reporting process is important. It is especially important when looking at reports that are generated by data sources that have filtered it themselves, or that received filtered data.

The Barnstable County Registry of Deeds reports real estate data monthly.  The data for the month of September was up and down.  When you look at the numbers, the total numbers are off, but the average values are up for month of September.
There were 609 deeds recorded at the Barnstable Registry of Deeds in September 2014 with stated sales values above $50,000.00 representing a stated value of $295,393,590.00 in county-wide real estate sales versus 638 deeds recorded in September 2013.
Based on all property sales valued above $50,000.00, the median sale price in September of 2014 was $329,000.00 while the median sale price in September … (0 comments)
