Bourne, Massachusetts is the "gateway" to Cape Cod.  This term used to be the designation for Wareham, but since Route 495 ends at the Bourne Bridge, Bourne has taken on this designation.  Bourne is also the entrance to the Sagamore Bridge, so it has both accesses to the Cape covered.  Some of the areas of Bourne known to the locals and tourists are Sagamore, Bourne, Pocasset, Monument Beach, Otis, and Gray Gables.   Gray Gables became popular when President Grover Cleveland used it as his summer place.

Harwich, Massachusetts is one of the older Cape Cod towns.  There are homes with lead paint and victorian looking exteriors. Harwich looks like other old New England towns, but on Cape Cod.  Harwich has a lot of "old" money and old famlies.  There are almost as many who summer here as live year round.  Harwich likes to say it is midway between Woods Hole (Falmouth) and P-Town.  It claims to be the place that the cranberry growing business started in the US.

Dennis, Massachusetts is a typical Cape Cod town.  There are areas that are designated by the locals like Dennisport, East Dennis, West Dennis, South Dennis, and just plain Dennis.  Of course, just like Route 6 that runs east and west but is called North 28 and South 28, Dennis has some geographic name abnormalities.  West Dennis is south of South Dennis.  Dennisport is east of West Dennis but is not actually part of East Dennis.  And there is actually more of a port in East Dennis at the Yacht Club (the Dennis Yacht Club) than there is in Dennisport.  The Dennis … (1 comments)

I just ran the stats for last month (April) on REindex.com, The Site Enginesm. The top state searched on REindex was New York. There were over ten million real estate searches for New York real estate depending on which search engine and what term was used.
As an active listing broker myself, I started REindex 8 years ago when I foresaw the need to have a website that supports listing agents and brokers (for free) rather than costing them money. real estate: MA Attorney General Laws "freeze" foreclosures for 90 Days - 05/02/08 03:51 AM
The MA Attorney General has enacted a "freeze" on foreclosures in MA for 90 days, starting May 1, 2008.  I have ben told that the attorney general found that most people in danger of foreclosure (up to 70% of them) either don't contact the lender or won't contact the lender to try to work out an arrangement/solution.  So, the office took steps to make sure that the lenders are doing all they can to get owners to talk to them and work something out, before the foreclosure can proceed.

When I made my sixth lowball offer for one of my latest real estate investor clients, I started wondering if he actually wanted to buy anything or if he was just playing real estate investor.  I have shown him what I can prove are cash flow deals, and he lowballs to try to make the deal sweeter.  We have missed all 6 deals because of his efforts to get "the deal on a deal."
So I came up with some questions/suggestions:

For a few years we have designated agents by the term ASR in my Falmouth real estate office.  This is a tongue in cheek description of those who Actually Sell Realestate.  There are so many that just answer the phone, or get one listing a year, or one buyer a year.
When we talk to an agent we don't know, we ask them how long they have been doing real estate.  Those we have already done deals with are automatic ASRs.  Others we work with, understanding we may have some "extra" duties.

We have had an influx of foreign buyers lately.  Some are expats returning.  (Not exPatriots fans.  People who have lived outside of the US for awhile.)  And there are some with actual European accents.
It seems that their dollars are worth more than our dollars.  Well, bring them on over here.  I can help euros get invested as much as I can help dollars get invested.  And I may get management fees, and I will probably get a listing when the dollar returns to its normal self and they don't want to spend the euros to travel here any more.

I am lurnen to tawk like dthe people heeyah ahn cape cahd, aftah almost twenee yeyahs.  I had an agent ask me recently, "Howmanypichyus?"  It was all run together and said so fast that I had to pause to play it back in my memory.  I asked, "What was that? I don't hear as fast as you speak." 
The response was the same, "Howmanypichyus?"  I had to confess that I didn't understand what was being said.  Then the response was as if I was the one with the poor communication skills, " How.....many......pichyahs?"

Sometimes I really don't like statistics.  As an economics major in college, I learned to use statistics to make my point.  Now, when I hear statistical reports, I want to know what the variables are, if the comparrisons are apples to apples, and if there is anything I can't see that might skew the results in the favor of the reporter's opinion position.

REindex.com, The Site Engine(sm) will be releasing the latest "Top 10 States Surfed" report near the end of this month.  This report shows where people are searching for real estate.  The last "Top Ten Report" was published in mid-January of 2008.  That report had some interesting indications of buyer interest in the last 1/2 of 2007.

I like "Late Breakfast!"  So many times in the last month I have been confronted with the difficulties of this business.  The ups and downs of prices, the disloyalties, the un-ethical practices from people who say they don't, and so on.  But today I am enjoying being a real estate professional.  I get to take time to watch my kids play sports, or give a concert.  I can take time to meet at the high school with a kid that wants mentoring.  I can go to the beach and enjoy a time walking and listening to the waves rolling.  And, I … (8 comments)

I spent all day in a class yesterday waiting for a golden gem.  This class was all about a "new" system for building web sites that is "guaranteed" to get results.  Most of the room was older people with limited knowledge of the Internet.  They got me to sit all day, because they had a "guaranteed method" they would dislose if you attended the whole party.
The package was $3000 for the basic system and $6000 for the nuclear one.  As I sat and listened, they expained about their system parts and enhancements, and how sliced bread had nothing on their program.  But, … (4 comments)

Taking a good picture of a listing is an imperative in this business.  Most homes can be made attrative with a camera and others - well, there are others.  One thing to keep in mind when taking the pictures, is that the angle you shoot from can actually put a bad feeling in a viewers head uncontiously.
When you line up your picture, try to keep the lines verticle and horizontal.  If you are taking the picture from below or from above, the picture can have what is called "parallax" lines.   This is where vertical lines tilt inward at the top or … (4 comments)

After many years of building web pages by hand in html, I found a system that is "soup to nuts" easy.  It has everything from how to choose the right name, domain registration, easy template construction, or it will allow you to add your own html.  I even use it to "proof-read" my own html programming.  It will help you optimize your pages, submit them to the search engines, track their ranking, help you build backlinks, and on and on.

If a buyer agent has the buyer's interest in mind, does the buyer agent become liable if the buyer gets foreclosed on because of a declining market?  As everyone points fingers in every direction but their own, clients of exclusive buyer agents are starting to consider the role their agent played in current real estate market problems.  Did the buyer agent advise the client adequately enough about possible market turns?

The Real Estate market is near it's bottom, and global warming has started cooling.  But, both truths are inconvenient for mainstream US media.  Real Estate prices have moved into ranges that many investors see as "the bottom", or at least close enough to start buying.  And home owners are still moving from one house to another.

The tax numbers below are interesting to me.  In this business of real estate we play with numbers all the time.  While the media says life under the current political leaders is terrible, the numbers make me look back in time, and scan the future for what to expect.

Here's a link to a map that shows foreclosure data by state.  It is from the FED in New York.  I used it for my area in MA.  My particular town doesn't deserve as much bad press as some areas.  (The map is one more example of something we can add to our own sites for free!)
I saw on one tv channel today, that a guy had researched all the headlines from the Clinton era when we had 5.2% unemplyment and a no growth economy.  He compared those with today's headlines for our current 5.2% unemployment and a positively growing economy.

So, here is an idea for mortgage companies.  Instead of foreclosing on a property, what if you rewrite the loan in the following way:1) keep the principle amount the same.2) lower the rate to today's lower rate.3) and ammortize for 40 years.
Why?1)A) principle of the note stays the same for the future payoff. 1)B) Keeping the principle the same means that the borrower needs to stay in the property until the market re-appreciates to the value of the principle to avoid selling at a loss.  This means more people will stay put, and at the same time, be able to pay … (4 comments)
