reindex: Hollywood West Will Be Envious! And Probably Suportive! - 06/02/09 04:54 AM
The overall idea of Hollywood East is to utilize the opportunity for a fresh start! They don't have to fix or improve or retread anything. They get to start from the beginning and incorporate all the lessons, wishes, and improvements that other studios have provided. And the implimentation of new technologies that both enhance the media business and the environment is exciting to watch.
The vision to build a studio that provides the maker with all the newest facility improvements and incorporates all the things that other stdios lack in part or in whole is creative and attractive. Adding in the trendy … (0 comments)

reindex: Hollywood East is Greener than the California Desert! - 06/02/09 04:39 AM
The planers of Hollywood East are working hard to not only build green, but to have planned green from the beginning. In the clip below there are MIT techies studying ways to help plan Plymouth Rock Studios inot a green development.
A green development is one that incorporates conservation with use and function. Sort of green feng shui. (I wonder if the word function comes from feng shui?)
One of the goals of the Hollywood East developers is to build an exemplary studio complex that can be studied from all kinds of bulding perspectives. From cities and towns that want to grow to … (0 comments)

reindex: Hollywood East is Attracting Commercial Attention - 05/27/09 02:10 AM
Hollywood East is Attracting Commercial Attention! If you haven't heard about Hollywood East, it is a huge, state of the art commercial media production facility (movies, tv, etc.) that is under development in Plymouth MA near Cape Cod! It is the most advanced studio in the country!
Recently, one of the staff of developers, Joe DiLorenzo, visited the National Association of Industrial Office Properties (NAIOP) to talk a bit about the studio. He spoke to a packed room of interested commercial real estate professionals. Those pros paid close attention to the thousands of jobs the studio is producing as well as the … (0 comments)

reindex: New Taxes in MA on "Transient Accommodations" - 05/21/09 11:39 PM
Last Friday Beacon Hill (Boston) took testimony on the Municipal Relief Bill, by expanding the Hotel/Motel tax.
The bill that was being debated included provisions to expand the H/M tax to include all "transient accommodations" - which would have included timeshares, condos, all B & Bs currently exempt, duplexes, and single family homes.   The version of the bill that was passed by the State Senate did expand the definition of 'transient accommodations" to all of the above EXCEPT single family homes.
If the current version of the bill becomes law, the H/M tax will apply to all condos, timeshares, duplexes … (0 comments)

reindex: Another Beautiful Day On Cape Cod! (pic) - 05/16/09 04:34 AM
I showed a nice colonial today to a great couple!  They liked it and now their current home needs a buyer.  Anyone looking for a great 3 bedroom 2 bath Cape on Cape Cod?!  $319000, pics on my web site.
Then I drove down to see the end of the Coast Guard's annual water rescue in Nantucket Sound.  They had just ended when I got there but here is a picture of the beach on Surf Drive in Falmouth, MA.  Come and go for a swim!

It is a breezy and cool morning.  The tourists are starting to visit. Shops … (1 comments)

reindex: Secrets Agents and Brokers Use To Find Real Estate - 05/12/09 04:14 AM
First, I am a real estate broker. And I own property in states and towns where I do not live. So I know the real estate buying process from BOTH sides of the deal - the professional side and the customer side. With that said, here are some secrets.
There are many methods that professionals use to find good property. The first is that they spend a lot of time researching their market. This daily research provides them with the most current updates for the local inventory.
Of course they also have access to at least one MLS. The MLSs are … (2 comments)

reindex: Radon Gas Information - 05/10/09 09:58 PM
The EPA has produced a brochure about what radon is and how it affects people that we have summarized here for faster reading. The whole publication can be read on the Environmental Protection Agency web site.
This gas comes from the natural breakdown of uranium in soil, rock (like granite), and water. It is "off-gassed" out into the air. A simple venting system is the most common method of fixing a radon concentration in a property.
Should you test the property you are buying? Sure, why not.  But, don't make it more of a concern than other parts of the condition … (3 comments)

reindex: Happy Mothers' Day - 05/10/09 05:39 AM
It is a beautiful day on Cape Cod (Falmouth).  My mom died a few years ago as the result of a fall.  My mother in law is nice, but I'd like to have mom back.  Take some time today to tell your mom what's on your mind.
My wife and her sister are taking their mom out later this afternoon.  Then 2 of my girls are fixing dinner for their mom.  The other two have already called from college.
My mom would have loved this beautiful day.  Bright, cool, windy, and a Red Sox game later.
Happy selling and listing.

reindex: How many Non-MLS agents in your town? - 05/08/09 03:06 AM
There are over two millon real estate licenses in the United States.  Across the country, less that half of those licensees are in ANY MLS.  In my town there are more than a few that are not in any MLS.
The big aggregating sites would have the public believe that "all the listings" are on their pages.  In fact, that is not so.  In order to learn about a real estate market, you need to find the agents and brokers that are working in that market.
Customers are like first year agents who are madly trying to learn their market area.  But, they … (5 comments)

reindex: Top States For Real Estate Searches in April - 05/06/09 11:03 PM
The Top Ten States list is an indication of future real estate interest.  Because most people are now using the Internet for 2 to 3 months before they talk to any agent or broker, this list is a good indicator of places that future real estate activity will occur.  When you know where people are spending their time studying property and market information, you can plan your lending packages, your inspection marketing, your buyer marketing pushes, etc.
Supporting data from the government's"Housing Price Indicator" shows that the bottom may have been reached last November (2008).  Nationally, February pricing data shows that prices in … (5 comments)

reindex: Hollywood East Moves forward toward construction! - 05/05/09 11:08 PM
Plymouth MA is the stage and 240 acres is the screen! The latest in technology, the most carefully planned, and the most one stop media production facility got preliminary approval for construction this week.
Plymouth Rock Studios and the town of Plymouth are working toward building the most state of the art movie and television production complex in the northeastern US, and possibly the country.
The planning board in the historic town of Plymouth has given approval for Hollywood East to continue toward full development approval.  In the next 40 days, the town and the developers will work out the details of … (2 comments)

reindex: Best Explaination of Mortgage/Financial Crisis - 04/28/09 12:54 AM
This explanation was offered by a mortgage professional.  After searching the Net, I can't tell who's explanation it was originally, but it clearly explains what happened....
Heidi is the proprietor of a bar. In order to increase sales, she decides to allow her loyal customers - most of whom are unemployed alcoholics - to drink now but pay later. She keeps track of the drinks consumed on a ledger (thereby granting the customers loans).  Word gets around and as a result increasing numbers of customers flood into Heidi's bar.
Taking advantage of her customers' freedom from immediate payment constraints, Heidi increases her … (2 comments)

reindex: Where did they look for property in April? - 04/27/09 07:23 AM
Can you believe May is only a few days away.  The sun is shining and the weather is improving and the Red Sox are beating the Yankees...  (I'm a Texan, but here in New England, you have to mention the Red Sox when they are doing well.)
I will be posting the monthly results that we prepare from the search activity on REindex.com.  Because the average "real estate researcher", sometimes called a buyer, is now looking on the net for over 6 weeks before they schedule anything with a broker or agent, this surfing data is interesting.
When the data is … (4 comments)

reindex: Live in a Resort! If you can.... - 04/24/09 08:40 AM
I drove to work by the beach this morning.  It is a 4 mile drive and a lot of it goes right by Nantucket Sound.  I saw boats going to the Vineyard, and seagulls, and the sun was shining.
I also saw license plates from New Hampshire, New Jersey, New York, Virginia, Connecticut, Rhode Island, and others I can't remember.  All this made me remember, "I live in a resort!"  I have been watching the increased traffic on Main Street in Falmouth all day from my office windows.
I was on the Vineyard (Martha's Vineyard) yesterday for an overnite with the family.  Saw … (4 comments)

reindex: Hollywood East vs. Other out dated production locations - 04/22/09 04:18 AM
What makes Hollywood East a better place to film movies and produce TV shows?  Well maybe it is the state of the art facilities.  Or it could be the fresh attitudes of the people and businesses in New England.  Or it could be the tax incentives that can transform a one million dollar budget into a one million two hundred fifty thousand dollar budget.
Whether it is the tax incentives, the self contained facilities, or the fresh faces of the people, the Plymouth Rock Studios is building the future at Hollywood East.  With over 200 Colleges and Universities in the Boston area … (0 comments)

reindex: Why Make Movies In Massachusetts? Money!! $1 = $1.25 in MAss! - 04/17/09 06:48 AM
Money!  On a recent visit to the Massachusetts Film Office, Nick Paleologis explains the tax credits available to movie makers in MAss.  His explanation is that $1 is actually $1.25 in MA.  So the million dollar budget gets stretched much farther in MA.
Which business CEO doesn't like to get a 25% bonus!? Are movie makers different from other businesses?  And, the facilities being built at the Plymouth Rock Studios in Plymouth MA are state of the art and soup to nuts.  From back lot, to sound stage, to offices, the site has it all!
And you get to enjoy Cape … (0 comments)

reindex: Hollywood East - Never been done before! - 04/14/09 02:10 AM
Hollywood East's new video explains the importance of a a sound stage to us uninformed easterners. Westcoasters, experienced in producing movies and tv series, already know the importance of a sound stage. But Hollywood East is improving the sound stage location in ways that have never been done before with their new development in Plymouth MA.
Because they can start from scratch, the Plymouth Rock studios can include the wish list from other sound stage locations. The incorporation of all aspects of production into one location is innovative and attractive. Watch the video and see how all encompassing their plans are.

reindex: Where Were People Searching In March? - 04/04/09 12:34 AM
There were some new states that appeared in the Top Ten States Searched in the month of March. While the large states gathered the most numbers because of their large land area and population sizes, there were many small to medium states that had lots of search activity. When the size of state is taken into account, some of the smaller states had a lot of activity.
We use this information for a few things. One is to see if there is an area of the country that is developing faster than others. Another is to see if the activity from … (3 comments)

reindex: The Tax Credit Might Be A Loan, Or Not - 03/21/09 08:41 AM
The tax incentive for buying real estate has made it out to the public.  It is a credit or a loan.  It has to be paid back, or not.  It can used in 2008, 2009, or both.  Simply put, it may or may not, you can or can not, you do or you do not, maybe.
If you didn't own a house for three years prior to the closing date of your new property, you get to claim either the credit or the loan, but not both.  You get the loan if you took ownership in 2008.  You get the credit … (6 comments)
