I just had a great vacant property that I was asked to stage.  The rooms were great, the location was great and lots of nice amenities but we needed to paint, for a number of reasons.  We needed to paint to give the property a nice, fresh look.  It was a newer home and was just a tiny bit tired, but more importantly it was very taste specific. The eating area off the kitchen was bright yellow, with cherry cabinets and black appliances.  The guest bath was peach.  But alas, there was not going to be any painting.  Okay, we are stagers and we … (3 comments)

It is time to get serious about selling your property. 
I have recently read two blogs that really hit home with me.  One was about MLS photos and the other was about gimmicks to get properties to move.  I would like to address both.
Pictures:  If you are serious about selling your property then the photographs have to say to the potential buyer "come look at me, I am just the home you are looking for", overflowing trash in the kitchen trash can, counters filled with dishes, papers, kids' books and plants do not say that.  I see bedrooms with robes hanging … (4 comments)

STAGING A KIDS' BATHROOM
Home staging is about presenting/marketing a property to the widest customer base.  That is accomplished by accenting the square footage, amenities, character and possibilities a home has to offer while still remaining neutral enough to interest most "lookers".  You try very hard to not make too many taste specific decisions for the potential buyer, but then there is reality.  We recently staged a property with numerous bathrooms, which gave us an opportunity to stage a kids' bathroom as a fun, colorful, hip place to go potty!

STAGING A CRAMPED SPACE!
We have all had the problem of a small space with lots of furniture or large furniture or both.  In a perfect world we would remove some of the furniture or bring in smaller pieces.  Ah but the world is an imperfect place and we are a solution based group of stagers.

When staging a property a professional home stager will find useable square footage.  Square footage adds value.  A stager will do this several different ways.  Decluttering is one way to show the useable square footage of a home.  Perspective home buyers will need to see beyond "you" when they view your home.  They will need to see the uses of the space, not how much stuff you have.

Home staging is a must have marketing tool.  91% of real estate agents believe in home staging.  Only 48% recommend it to their clients.  Why?  Telling a home owner that they "need" a stager is risky.  The typical homeowner is going to equate that statement with "your house is ugly".  Statistics show that 94.2% of all properties going on the market need some level of staging.  How then do you get your home owner on board so that you can increase your turns and sell through rate and the homeowner can retain 5-20% more equity (NAR)?

This property was adorable.  Owned by a senior who lover her things and was about to embark on a new journey to a wonderful senior community.
Before:  There was no eating area that could accomodate more than two people comfortably.  The kitchen was a galley kitchen that could squeeze in three but not four. Our furnishings were somewhat outdated as was the decor and our budget was tight but we felt we could make this property show to the best of it's ability..

Life is great as I have been extrememly busy these past few months. 
I had a presentation last Tuesday to a group of business professionals and they are hooked on the idea of staging being a marketing tool.  At first they really didn't get it and were very skeptical of this fad called "home staging".  They previewed it as just another gimmic.  But when confronted with the stats and when presented as a "must have marketing tool" they really got on board.  They are practically giddy now that they really understand how it all makes sense.

HOW TO STAGE WITH PURPOSE
There is so much more to professional home staging than sprinkling around a few accessories and filling rooms up with furniture.  Home Staging really is a science and although homes that have rental furniture brought in for the purpose of warming them up do show better than homes without furniture, that alone, falls short of the goals of a home stager.

HOME STAGING AND FLIPPING HOUSES A PERFECT MATCH.
I just had an apportunity to work with probably the best flipping team that I have ever worked with.  Not only are they on trend, on budget and on time they produce a quality product and hired a home stager, me!
