The Cheapest sold Big Bear cabins in the last 90 days were in Sugarloaf, Erwin Lake and Big Bear City. The chart below shows that, although a few properties sold in the $40,000 range, most of the bottom 20 Big Bear cabins sold for between $50,000 & $70,000.
The biggest price differences between asking prices and sales prices were for Big Bear properties purchased at auction. The Green Line shows list price and the red line shows sales price. big bear: Just Announced - Highway 38 Through Redlands/Mentone is CLOSED!!!

Well, the latest reports are that highway 38 dropping visitors into the East Valley and accessed through Redlands and Mentone is now closed in both directions due to large rocks and mud slides. There is currently only one way in or out of the Big Bear Area, through Highway 18 through Apple Valley/Lucerne Valley or "the back way" as we locals refer to it.
Cal Trans is advising all in Big Bear tonight to "stay put", stay off the roads as they are littered with rocks and debris. We're also having flooding problems in some areas.

This 2 Bedroom, 2 Bath Cabin had barely hit the market when we got a great offer on it and my Seller said "Take it" The day it was finished being cleaned and staged we got an offer! Things are definitely heating up in our little market. I had the privilege of meeting the buyers when they came to measure and their agent is out of town. Very nice people. Their young sons kept saying "I really like this place". I'm glad and hope they make many treasured memories in this great cabin.

Well, fall is starting to show up. The maples are starting to turn bright red.
Did you know that Big Bear has played host to an Oktoberfest celebration every fall. Rumor has it the convention center in Big Bear City was built just for this event. Each year about 20,000 visitors come to Big Bear to partake in the German style clebration of fall. There are oompah bands and stein carrying contests, polka dancing and lots of beer.

It is dedicated to showcasing the emerging talent of screenwriters and independent filmmakers. My client bought, at the county tax sale, the back 2500 sq ft parcel of a property fannie mae took back in foreclosure. From the stakes he's seen he owns the entire back yard and maybe 6 inches of the back corner of the house on the front parcel.
Evidently Fannie Mae forgot to pay the taxes on this parcel that was not combined with the parcel that has the house on it.

If you are thinking of buying a home using an FHA loan, you need to know that your payments will be higher if you wait until after Sept. 7th.
FHA loans are low down payment loans that use mortgage insurance to guarantee a lender that they will be paid back if the borrower defaults.
