The power of pricing it right.  This chart shows the 40 homes that have gone pending in the shortest amount of time, and they aren't the lowest priced homes in the market.

Many of the ones that took the longest were selling at lower prices than those that took mere days to find an offer.  Value pricing from the very beginning will save many a Seller precious time and carrying costs at minimum, and often get the most money.

The Cheapest sold Big Bear cabins in the last 90 days were in Sugarloaf, Erwin Lake and Big Bear City.  The chart below shows that, although a few properties sold in the $40,000 range, most of the bottom 20 Big Bear cabins sold for between $50,000 & $70,000.

The biggest price differences between asking prices and sales prices were for Big Bear properties purchased at auction. It was a very sad day today for our Market Center in Big Bear Lake because Stephanie Murphy lost her battle with cancer today.
I am sorry to say that I didn't know Stephanie very well.  She got sick within months of me joining Keller Williams,  but she was loved by all who knew her.  When she started her treatments the whole company rallied, organizing drivers to take her to her treatments more than 50 miles away, while others cooked Stephanie's family dinner every night, purchasing the food, cooking it and delivering it to them by 5:30p so the family could … (1 comments)

In this day of being upside down in real estate, where everybody seems to be selling short or walking away from their property there are a few things to remember.

Can you imagine going on a listing appointment, getting the  listing and when settling on the price to ask, the Seller says, I'm not going to tell you.  You pick a price that you think will get it sold, but I'm going to reserve the right to change my mind about selling it and change the price I will take,  even if I get a full price offer.  Would you work with that Seller?  The answer for most of us is yes, if we work with Short Sales.

I had a big win today.  A deal, 11 months in the making -- a short sale of course -- closed today.  It had it's fair share of trials and tribulations.  First the bank wouldn't approve the Seller hardship, then, after the third turn down from Loan Modification with the listing agent involved, they finally came around.  Amazingly my buyers were still in.  Then the negotiator decided to play around with the final settlement numbers.  Finally, after an escalation and a discussion with a more level headed supervisor -- ding, ding, ding -- we've got a deal.  The listing agent was … (3 comments)

Well, winter is becoming a memory and the snow is melting pretty quickly.  In a few more weeks the lake will reopen and fishing will be a daily sport.
The sunny days are that much more vibrant one mile closer to heaven.  It's quieter this time of year, but the ski resorts are still open.  Bikini Skiing anyone!!! LOL.

Last Saturday, Big Bear Mountain Ski Resort opened an 18-ft. high, 580-ft. long and 65-ft. wide competition-class pipe, Southern California's only Superpipe. Well, the snow has arrived, a bit earlier than predicted, but a thick, wet blanket is currently being laid over the Big Bear Valley just in time for Christmas.  And for more good news, Highway 38 through Redlands/Mentone is back open to accomodate those wanting to experience a White Christmas.
