A party wall agreement is a set of terms that both parties agree to as to what color the duplex will be painted, type of landscaping on each side, roof repair if needed and/or no old broken vehicles or campers sitting in the driveway, etc. You also need to include "shared maintenance issues," such as sewer lines that may belong to one half of the duplex and cross over into the front yard or basement area of the other duplex; as you may need access if there is a problem at some time. duplexes: Double check rules & regs on firewalls in duplexes

This fall I listed a whole duplex; thinking I would list it as two halves to hopefully sell quicker for the seller. Upon doing some research I discovered that the city of Olathe, Kansas has new rules and regs regarding firewalls. Years ago the firewall was required just in the attic area. Now, if you want to split a whole duplex, of course you have the survey and the new legals and at this point the county notifys the city offices and their new rules are enforced.
