home sellers: FLORIDA RANKS HIGH IN MANY WAYS! - 01/13/12 07:07 AM
Florida is not my birthplace, nor is the US of A!  I grew up in Canada and although I will always love her, I have found Florida to rank #1 as my 2nd homeplace!
Having the choice to live virtually anywhere, I'm thrilled to live in Florida for the obvious reasons.  The weather ranks tops on the list!  Another ranking to be proud of is Florida's quality in education.  Ranking 11th in te nation for policies and performance is just another feather in her cap!
St. Augustine, FL is ranked tops in education in all of Florida.  Not bad considering the … (4 comments)

home sellers: May I Just Blow St. Augustine's Horn? - 01/06/12 04:52 AM
Nestled between Jacksonville and Daytona and still one of the last reasonably priced beach jewels, I am so proud to be a part of this wonderful community!  St. Augustine became my home in 1998 and she has continued to evolve from her conception in 1565.    The city's rich history and cultural diversity have helped shape this dynamic town for both residents and visitors alike.
I was pleased to learn that St. Augustine was just named one of the top 10 "US Destinations on the Rise" as named by the well respected company, TripAdvisor!  This honor is coming in on the heels … (0 comments)

You'll revel in the millions of illuminaries that outline the quaint old cities skyline.  Hundreds of folks gather in the square, downtown, and enjoy the music that fills the air as our … (2 comments)

It is the only private, guard-attended oceanfront community in the area!  With about 200 homesites, there's approximately 1/3 of the community that has been left natural to conserve the wildlife which abounds on Anastasia Island.  You'll enjoy the four private walkovers to the pristine beach over the protected dunes!
The community has two oceanfront swimming pools and a fabulous summer kitchen that is available to families who reside there and wish … (0 comments)

home sellers: Looking for Gated and Gorgeous? - 10/10/11 07:40 AM
Located in desirable St. Augustine Beach, you'll find the gated community of Anastasia Dunes!  One of the newer subdivisions located here with plenty of lots to chose from!  The community offers secluded living among nature and only two blocks to the sandy white beaches!
Anastasia Dunes is comprised of 138 home sites with 20 acres of conservation area.  Abundant are the old granddaddy oaks dripping in moss and lovely ponds throughout.  Because the developer tried to maintain the majestic oaks, you'll find larger-than-most lots and winding roads in an effort to preserve the natural beauty of the area.

home sellers: Cha-Ching!! - 09/30/11 07:06 AM
If NOW isn't the time to jump in and make your home purchase, I just don't know when it would be!  You would be helping the housing mess get cleared up and probably allow you to live cheaper than paying rent!
With the interest rates so low, it's almost like the Fed's are giving away the money!  Inventory is high, rates are low and an opportunity like this doesn't come along often!
Do some homework, speak to a lender and take advantage of the housing market as it is, today!  Good luck!

home sellers: TOP 10 THINGS TO DO WHEN SELLING YOUR HOME! - 09/22/11 06:29 AM
1.)  LEAVE!  Homebuyers will feel like intruders if you remain home while it's being shown.  Don't hang around outside!  Go for a walk, a ride, for a cup of coffee, but GO!
2.)  You can't sell the home if you make it hard to show!  Avoid the urge to have a 24 hour notice given or worse!  No showings between certain hours is also a "kiss of death" when trying to sell.  Keep the home available and in showing condition at ALL times!  Buyers will move on to other properties, leaving your's behind because quite frankly, there's too much inventory out there!

home sellers: Just like the Hidden Meaning of Joseph’s Coat of Many Colors! - 09/20/11 05:31 AM
Have you ever wondered who or why home color trends come about?  I did on the day I showed this particular buyer homes from all decades, as St. Augustine has homes going back to the 1800’s!  Although we weren’t looking at historical homes, we were investigating homes from the 50’s, 60’s, 70’s on up!  You could see the trends that were popular during those decades still living in the bathrooms, kitchen and sometimes in the floor covering!  So I researched this and here’s what I learned... Color trends in homes reveal a response to social, cultural and economic factors.  The kaleidoscope … (2 comments)

home sellers: The Ol' Days... - 06/27/11 03:42 AM
Who says the real estate market is dead? I just listed a bank owned home, stripped of the total kitchen, building permits that have not been closed out and foundation cracks throughout the main floor!
Now, I must say that it takes a special buyer as the financing may be tough to get So, the price placed on it was right where the comps were for homes in similar size and condition.
What this has unleashed has got my head spinning! Within a day, I had almost 300 views on the property and about the same as far as phone calls … (1 comments)

home sellers: What Else Could You Want? - 06/17/11 11:39 AM
I'm listing a concrete block home in Palm Coast, FL.  Although it's not that old, it has fallen on tough times.  Another broker had it's stab at trying to short sale it, to no avail.  It sported a beautiful kitchen with 42" cherry cabinets, stainless steel appliances and dressed to the nines in rich granite on the countertops.  Dramatic pillars defined the formal dining area, along with multiple trayed ceilings and beautiful travertine flooring.  You can see the extra deep inground pool, through the intricately mitered windows, surrounding by a concrete wall.  Definitely a showplace and a home anyone would have been … (6 comments)
