The Lofgren & Johnson families were present last week as Governor Bill Ritter signed HB 1091 into law. This bill requires that carbon monoxide alarms be installed in residential properties. I am reviewing this bill based upon my interpretation as recorded with the State of Colorado to assist my fellow real estate investors & clients. I have been diligent in educating the public about the First-Time Homebuyers Tax Credit. I don't know about you, but I like to buy things on sale. And right now, real estate is ON SALE! New home owners can find deals at incredible interest rates. But there is a bit of a problem? The IRS has not yet completed Form 5405 which needs to be filed along with their 2008 income taxes. I just finished my very first HUD transaction. What a learning experience. Your only method of education is a government issued handbook which addresses about half of what you need to know. I am hoping that this might help others eliminate some of the problems, nightmares really, that I have experienced. I haven't even closed yet! The listing agent is paid a set dollar amount to list the house in the MLS & have the locks changed. This is ALL they do. They don't have any knowledge of the transaction. I am a member of a local Toast Masters Club. Our topic today was time management. In order to practice good time management skills, one must exercise self control. We do this by setting goals, writing them down and then priortizing them. Quite the challenge in our industry. I have found that one of the best ways to accomplish this is through systems. This past weekend I was fortunate to have friends from California come for a visit. On the way to the hotel from the airport they exclaimed "there is nothing like flying into Colorado Springs and seeing Pikes Peak". How fortunate am I that I get to enjoy that view each and every day. They spent all day Saturday at the Olympic Training Center for a gymnastics tournament. As a real estate investor the last 9 years, I was of the mindset that real estate agents were grossly overpaid.
