colorado springs real estate: Carbon Monoxide Alarms, It's The Law - 03/31/09 03:00 AM
The Lofgren & Johnson families were present last week as Governor Bill Ritter signed HB 1091 into law.  This bill requires that carbon monoxide alarms be installed in residential properties.   I am reviewing this bill based upon my interpretation as recorded with the State of Colorado to assist my fellow real estate investors & clients.    I am providing a summary but will send you the pdf version at your request.   This bill not only affects rental property but all residential properties offered for sale or transfer on or after July 1, 2009.

colorado springs real estate: First-Time Homebuyers Tax Credit - 01/07/09 01:51 PM
I have been diligent in educating the public about the First-Time Homebuyers Tax Credit.  I don't know about you, but I like to buy things on sale.  And right now, real estate is ON SALE!  New home owners can find deals at incredible interest rates.  But there is a bit of a problem?  The IRS has not yet completed Form 5405 which needs to be filed along with their 2008 income taxes.    This tax credit was signed into effect July 30, 2008.  Be sure to spread the word because the media isn't.

I just finished my very first HUD transaction.  What a learning experience.  Your only method of education is a government issued handbook which addresses about half of what you need to know.  I am hoping that this might help others eliminate some of the problems, nightmares really, that I have experienced.  I haven't even closed yet!
The listing agent is paid a set dollar amount to list the house in the MLS & have the locks changed.  This is ALL they do.  They don't have any knowledge of the transaction.  They are unable to provide any guidance as well.  In order to … (1 comments)

This past weekend I was fortunate to have friends from California come for a visit.    On the way to the hotel from the airport they exclaimed "there is nothing like flying into Colorado Springs and seeing Pikes Peak".  How fortunate am I that I get to enjoy that view each and every day.
