One of these Austin ZIP Codes is where I do most of my business, 78734, the Lakeway and Austin ETJ (Extra Terrestrial Jurisdiction)! No, there aren't any cute aliens living here... And if there were, they'd probably be living in Downtown Austin. For the second straight month, Home Median Sales Prices in the Austin-Round Rock Texas MSA have risen. This is great news! The Median Sale Price for a home here had been falling pretty consistently, month to month, May 2022 through February 2023 (with the exception of October 2022 that showed a small 1% price increase). March and April's Median Sale Price increases totaling 6.8% show the strength and resilience of the market here. Positive indications about the housing market (and inflation) are being reported by multiple news outlets. A few days ago I sent all my clients a Reuters article titled, "Mortgage Interest Rates Fall to Lowest Levels Since September." Rising interest rates on a 30 yr. fixed rate mortgage rose to 7.24% at its peak in mid-October 2022 according to Mortgage News Daily. Since October, interest rates have been slowly dropping and they have now reached September levels, hovering a little over 6% for a similar mortgage product. This is a positive indicator! The housing market in the Austin metropolitan area is really cooling! We are rapidly moving away from a strong Seller's market and are closely approaching a balanced market. As per the August 2022 Statistics published by the Austin Board of Realtors (ABOR), almost 3 months of inventory has accumulated with over 9000 Active listings compared to the April statistics (featured at the bottom of this article) that reported roughly 2700 Active listings and less than one month's inventory for single-family homes, condos and townhouses.
