      <description>Despite the bull dozers, piles of sand and traffic delays - Via De Luna is looking good!  The finished product will have four lanes with a landscaped median, a sidewalk, a bike path and some underground power.For some area business owners, the roadwork has had a surprising effect on their profits.  DJ's Beach Cafe owner Jack White said that since the roadwork began, he has seen a slight increase in business.  Tourists don't seem to be bothered much by the construction, either.The road is scheduled to be completely finished in early 2007.  With the widening of the road and the addition of landscaping Via de Luna will help us with our renovation of Pensacola Beach.  Make your plans early for next season.  Since we have made it through Hurricane Season 2006 without any damage, YEA! our beaches will be better than ever.</description>

      <title>REBUILD Northwest Florida hits 1,000 Homes</title>
      <description>Nearly two years after Hurricane Ivan destroyed hundreds of homes, and damaged thousands more, Rebuild Northwest Florida crews applied the last coat of paint to the 1,000th house the organization has repaired since forming in November 2004.  This organization was formed to help our community get back on our feet with community support both financially and hands on.  But thier work is not finished.  With the damage or loss of over 10,000 homes in the past two hurricanes, Ivan and Dennis, more than 400 more homes have been approved for repair. The group also is working with 86 homeowners to arrange for construction of replacement houses.When non-insured or under-insured residents lost their homes, Rebuild Northwest Florida started into action.  Residents were required to submit grant proposals for the monies and the projects were started.  Rebuild officials hope to have the repair and replacement projects completed by spring of 2007.In the meantime, the organization is transitioning from "rebuilding" hurricane-damaged homes to the dual task of promoting affordable housing and of "mitigating" or "hardening" single-family dwellings vulnerable to another powerful hurricane.Rebuild's birth as a nonprofit construction company occurred a few months after Ivan's devastating winds tore through the Panhandle.  Amid a sea of FEMA's blue roofs, it was formed with the singular goal of helping low-income homeowners recover from the storm.  With no business model to guide it, Rebuild managed to get home repairs under way in early 2005.  It also leveraged its operating money and reduced expenses by coordinating volunteer work crews from the scores of local and national faith-based organizations that arrived by the bus load to help hurricane victims.This business model should be considered in future weather related events to help Rebuild a community.  Our friends to the west along the Gulf Coast should take a look at what a community working, with a strong business base, can do together.</description>

      <description>YES!  As a relatively new agent how did the realtors of old, DO IT?  I'm not sure about other real estate agents but my whole business is tied up with electronic devices.  For example:1.  Our association MLS website and the tools they offer for us!  Activation on cell phone!2.  Cell Phone to enable Lockbox Key access!3.  Personal website with automatic notification of leads to my cell phone!4.  1-800# on yard signs with instant notification to my cell phone!5.  Web-enabled cell phone to respond to all the notifications from all the lead sources!So really my question is, how did real estate agents survive in the past without CELL PHONES?</description>

      <title>An Earthquake in the Gulf of Mexico?</title>
      <description>OK, so we live in Paradise and we can manage the hurricanes.  Since when do we have earthquakes in the Gulf?Below is an excerpt for the Pensacola News Journal 9/11/2006A magnitude 6.0 earthquake ripped through the sea floor under the Gulf of Mexico on Sunday morning, while Pensacola residents relaxed in their usual weekend ways.  Even though the earthquake was not strong enough to cause a tsunami, the center received 3,630 reports about it by 5 p.m. Sunday. Eleven reports came from Pensacola.Emergency officials in Escambia and Santa Rosa counties received no reports of earthquake-related injuries or damage.  "We didn't feel anything unusual," said Dave Greenwood, Pensacola Beach water safety supervisor. "I found out about it from the (Escambia County) Sheriff's Office, and I thought the guy was pulling my leg."Navarre Beach Executive Director Roger Blaylock was astonished as well.  "Earthquakes can happen anywhere, in any ocean, I know," he said. "But I've never heard of one here in the Gulf of Mexico."  - PNJHopefully this will just be "as we say in the stats world - an outlier".  So far our weather pattern for hurricanes in our region as been very good to us this year.  We have been advised that if we could get through August the jet stream would help us out.  We are all keeping our fingers and toes crossed.</description>

      <title>10 Steps to Educate Your Client - Step 4 The Contract</title>
      <description>Working with the first time home buyer in Pensacola is both a rewarding and trying experience.  I have found that if I continue the education process with my clients from our first meeting to the closing day, we have a smooth and happy experience.  Let's review my first three steps:1.  Utilize a Team - professionals involved in the home buying process.2.  Income Plus Lifestyle Equals Mortgage Payment - can your client afford home ownership. 3.  View Several Homes - find the home they are willing to submit an offer.Step 4 - Offering The Contract, or any contract, is a stressful time, because the client will have to sign the document and make a commitment.  It's D-Day, let's do it, make an offer.  At this time I might spend 1-2 hours with my clients, explaining each section of the contract.  Some of you may think this is overkill, but I have found that, one of my clients, if it is a couple, is very analytical and wants to know the details.  By spending this time with them, they feel I am protecting them, I'm in their court.Not only reviewing the different aspects of our Florida contract, I also have a marketing piece (with icons) describing the entire process after contract.  Homework Assignment:  Read the contract completely, make notes of any questions.  Also, post the closing process on the refridgerator.  If they are internet savvy, using Top Producer 7i I set a website up for them so they can follow the process on their own time.  If they are not internet savvy I arrange the times for me to contact them with updates.Step 5 - Contract Acceptance - Yea! Your client will soon be a new homeowner.  I personally call with the good news, send an email, and mail a congrats card out to them.  At this time I also start the next sequence of steps.  I assist the lender with reviewing what the new buyers need to have for financing.  Homework Assignment:  Call the lender and get him/her all the financial information needed to secure the loan and lock in a rate.  I stay in contact with the lender, he/she will be given access to the client website so we can communicate on a regular basis.If the contract is not accepted or there is a counter, I arrange a time for us to meet and go through the scenarios which we may do (too many possibilities to mention).  At this time, we make the decision to offer a counter or move on and look again.Step 6 - Inspections - after the contract acceptance, we contact the home inspector the client interviewed during Step 1 and order the home inspection.  I express the time importance of this step because of the contract contingencies.  I suggest, but it is their choice, to be at the inspection.  I have found that the client has a better feel for the home after the inspection, especially if a repair limit has been set and needed repairs may exceed the limit.  Homework Assignment:  Look over the inspection report, ask for repairs, submit request to other agent.  Can you live with repairs which may need to be done but may not be completed by seller?Stay tuned for the final four steps.</description>

      <title>Are You Still Renting?</title>
      <description>Paying rent is like pouring money down the drain.  But it's true, buying a home can be a "hair-raising" experience.  It can be a roller coaster of emotions... finding the right place... securing the loan... moving in.  Many home buyers do very little research before "diving in" and investing their hard-earned money.  Before doing that, it make sense to be as informed as possible.  I have found renters just need information and direction.  Teach the renter about home ownership and they will be your most loyal clients.  After meeting with a first time home buyer I sit down and go through a series of steps to get them on the road to home ownership.  Because of my background as a college professor, I give homework assisgnments to my clients.  They actually follow my directions, funny how that works:1.  Utilize A Team- I introduce the client to a team of professionals and give them names and phone numbers to contact a lender, home inspector, and title company.  They are given 3 different professionals in each category and they have one week to interview the team.  I am showing the new home buyer a process so they start to decrease the stress and increase comfort of the process.2.  Income Plus Lifestyle Equals Mortgage Payment- After they have an idea of what they qualify for, from the lender perspective, we talk about being house poor.  I am very honest with my clients and the additional expenses of owning a home.  We discuss maintanance issues, insurance, utilities, furnishing the new home, etc.  Many of my clients appreciate my honesty in assisting them with their home decision.  I DO NOT offer any financial or tax advise, just send them on another interview process.  Their homework assignment is to go home and put down all their expenses and income.  Will this work for them?3.  View Several Homes- We search the internet, look through the magazines and they drive through the neighborhoods of interest to narrow down the choices.  During our home tours I really get to know the client, family, wishes, wants, etc.  Many of my clients have become very good friends.  Homework - Locate the home of your choice, then its contract time!</description>

      <description>About 4 million travelers on US Airways this month will be able to read all about Pensacola.  I've been telling my friends for years about our southern town.  Now the world will be able to read all about it.  The 24-page profile of the area is in the in-flight magazine highlighting Pensacola's history, economy and beaches.Area highlights in the profile include the National Museum of Naval Aviation and the Oriskany, the decommissioned aircraft carrier sunk in the Gulf of Mexico about 24 miles southeast of Pensacola to create a diving attraction.  The area's beaches were described as "snow, sugar and stunning white," and the water: "bathtub warm."Now I haven't seen the whole magazine yet, waiting for it to come online, but the bathtub warm water for our beaches is really not an accurate description.  Its warm right now but we don't have any soap in it :).  They are accurate about the snow, sugar and stunning white beaches, as most of the debris has been removed.If your interested in visiting our great area don't hesitate to send me an email.  I will be updating my two BLOGS for Pensacola Beach and Downtown Pensacola with local events and real estate so check them out also.</description>

      <title>Pensacola Beach is Coming Back!</title>
      <description>BEACON REGAINS IT'S FLASHPensacola Beach's famous sailfish sign got its neon heart back.  The multicolored flashing sign, which stands just off U.S. 98 near the Bob Sikes Bridge overpass in Gulf Breeze, has for 45 years pointed the way to Pensacola Beach for tens of thousands of visitors. Over the past 18 months, different portions of the sign have been repaired or replaced because of the toll taken by years of hurricanes and tropical storms.The sidewalk on Fort Pickens Road, which is part of the National Scenic Trail, was covered by a temporary asphalt road to avoid making the roadway one-lane during construction. Residents should be strolling on the sidewalk by the end of the year. The road work should be done by the end of September, by November or December, the underground power and the sidewalk should be done.THE FUTURE OF PENSACOLA BEACHA new project on Pensacola Beach that would add nearly 700 new hotel-condominium units and reshape the look of development in the beach's commercial core is breaking ground. It includes four phases to be built on 21 acres of land on both sides of Via de Luna. It includes two hotels already built: the Hilton Garden Inn and the Hampton Inn.  The Towers, which is under construction adjacent to the Hilton, is expected to be complete in the spring of 2007. It will add 94 suites and 15,000 square feet of meeting space. New projects: The old Beachside Resort has been cleared to make way for a 500,000-square-foot development that will include a 17-story tower and 206 rooms. The old Windjammer condominium units will be included in this development. Also included: 25,000 square feet of meeting space and a 1,000-seat ballroom.  Two 15-story towers on the Santa Rosa Sound side likely won't begin until 2008 and also will include a 49-slip marina and boardwalk shops and boutique-style eateries.</description>
